September 2009 RMLS Market Action Report
(Sherwood is grouped in area 151)
Positive Facts to Highlight:
This months report shows a trend of increasing real estate sales & lower housing inventories.
Compared to last years numbers in September 2008, PENDING sales this September were up 34% and CLOSED sales rose nearly 10%! Also during that same time period, NEW Listings fell 14.3%. This indication of lower inventories on the market is a positive for sellers - although it is still a buyers market.
The "average" price declined 8% and the "median" home price dropped nearly 10%. However, inventory levels remain steady and lower than past trends with 7.6 months of inventory on the market.
The rising amount of lower priced homes selling is greatly due to the increased demand and opportunities the first time home buyer tax credit presents. This is also playing a huge role in the number of increased pending and closed sales we're seeing today.

Now, I have to admit right up front that I would have never gone to Baggenstos if it wasn’t for my two daughters. You see, they were invited to Baggenstos through their Girl Scout Troop and by going they got a patch of some sort.
Baggenstos
was fun! It
had everything for kids... pumpkin
bowling, hay rides, large pumpkin
patch, corn maze, playground equipment, food and just lots of fun.
Now, why wouldn’t I have gone there? Well, I have been going to the
same pumpkin patch for over 20 years and it is just tradition. I
still plan to go to that one in a couple weeks.
The pumpkins we picked here will long be dead by the time Halloween comes around. But if you have kids, I do have to say you need to check this place out. But if you are on a tight budget, you may want to run the other way because it can become costly real quick.
The corn maze, the pumpkin bowling, and the hay ride to pick out a pumpkin all cost money. Our family quickly went over $30 for the day and that was with the Girl Scout discount that we got that day.
So,
if you are looking for a
fun afternoon, which you certainly can easily have there, then I
suggest you check this place out. But if you are just
looking for a
simple place to pick out a pumpkin and that is it, there are some
great family owned patches near by that are really only about the
pumpkins and not the adventure that Baggenstos gave our children.
I
will go back next year, because the kids did have a lot of fun. We
were there close to two hours without the kids getting bored one bit.
But, I still will stop off at my family owned pumpkin patch that I
have been going to for 20 years, because it is more about the
pumpkins than the adventure, and for some reason I feel the pumpkins
at the tiny place have a little more personality.

When I saw the field of pumpkins going what seemed like forever, I couldn't help but getting on their level and listening to them just yelling "Pick me, Pick me"
