This report will only reflect the happenings though from 1/30-2/5 2012, so the changes after this will be reflected in next weeks report.

The current inventory/absorption rate according to the RMLS Market Trend Report is at 3.8 months down from 4.0 which is pretty darn good. A 5-6 month inventory would be considered an even market, anything over this is considered a buyer's market and under a seller's market.

The average days on the market for the Fox Hill neighborhood is currently 138.5 days for all properties (down from 179 in my last report) That breaks down the following way:

*Active Properties: averaged 168 days (this number is skewed by one property that's been on the market for over 360 days while the others are under 198 days.

*Pending Properties: Two properties currently pending on the market for an average of 50 days ** Note this short sale has been pending since 9/1/11 This one is hangin in there! This is a perfect example of how some short sales are LONG to close..on the other hand, the home on 49th Ave. went pending in 3 days!! Nice!!

*Sold Properties: this property was on the market for 166 days.

This report, Two properties new on the market with one of them going pending in 3 days. There were a couple of price reductions as well.

Tualatin, Oregon (pronounced Tu-aah-la-tin) has several sections and neighborhoods but this post highlights the Fox Hill neighborhood. I will admit that I am partial to it as I had the pleasure of living there for several years and got to know several very nice people. I loved that this was the type of neighborhood that people got to know you and your family..and vice versa.

Fox Hill is tucked behind the Legacy Meridian Park Hospital and is bordered between Borland Rd. and Nyberg Ave. This neighborhood is an established neighborhood with most of the homes having been built in the mid to late 80's.

Sitting in a fantastic location for easy access to both I-5 and I-205, this Tualatin Fox Hill neighborhood has it all. Within minutes you can visit Browns Ferry Park with it's natural bird sanctuary that runs along the Tualatin River. I have walked many a mile here!

I have started to see some changing here as many of the original owners are starting to downsize and younger families are moving in

Fox Hill is actually comprised of two seperate sections with SW 50th Ave. being the divider. Fox Hill and Bridgeport section falls in the Tigard-Tualatin school district and Fox Hill Park in the West Linn-Wilsonville School District (although there is a tiny section on Suam Way that is Tigard/Tualatin schools). Both are in Clackamas county whereas most of Tualatin is in Washington county.

I can't talk about Fox Hill without mentioning the annual 4th of July parade. This starts and ends at Bridgeport Elementary and all the neighbors line up every year to watch all the marchers, fireman, and neighborhood police. This is not just for folks that live in here, people from all over Tualatin come for the fun.

*Active Properties: averaged 202 days (this number is skewed by one property that's been on the market for over 350 days while the others are under 198 days.

*Pending Properties: was on the market for an average of 97 days ** Note this short sale has been pending since 9/1/11 This one is hangin in there! This is a perfect example of how some short sales are LONG to close

*Sold Properties: Congrats, this property was on the market for 166 days.

The current inventory/absorption rate is at 4.7 months which is pretty darn good. A 5-6 month inventory would be considered an even market, anything over this is considered a buyer's market and under a seller's market.

The average days on the market for the Fox Hill neighborhood is currently 174 days for all properties (up from 157 in my last report) That breaks down the following way:

*Active Properties: averaged 196 days (this number is skewed by one property that's been on the market for over 340 days while the others are under 191 days.

*Pending Properties: was on the market for an average of 97 days ** Note this short sale has been pending since 9/1/11 This one is hangin in there! This is a perfect example of how some short sales are LONG to close

*Sold Properties: One property sold..YES! Congrats

The average days on the market for the Fox Hill neighborhood is currently 157 days for all properties (up from 138 in my last report) That breaks down the following way:

*Active Properties: averaged 188 days (this number is skewed by one property that's been on the market for over 340 days while the others are under 184 days.

*Pending Properties: was on the market for an average of 97 days ** Note this short sale has been pending since 9/1/11 This one is hangin in there! This is a perfect example of how some short sales are LONG to close

*Sold Properties: no sold properties going back one month

Tualatin Real Estate Market Snapshot January 2012

Here is a snapshot of the real estate market for the City of Tualatin (pronounced TU-AAH-LA TIN)in January..as of today (1/13/12). In looking at the statistics, right now it looks like we are a seller's market territory. I know, hard to believe, but the market trend is showing Tualatin's home inventory at 4.8 months. This is lower than the Portland Metro area's 5.3 months of inventory for December of 2011..which is still pretty darn good!

Tualatin Market Trend Report

An average inventory would be around 5-6 months, so anything above that would be a buyer's market, and anything below that would generally be a sellers market. Inventory in months is calculated by dividing the active listings at the end of the month in question by the number of closed sales for that month.

When there is less inventory, supply and demand will generally drive the prices up. We have seen the reverse in the last couple of years with our inventory being high. I'm curious to see how the market will be when more homes will come on the market in the spring.

When breaking it down, you can see that there are 103 properties currently available ranging from a pretty nice bank owned condo for $69,900 with 2 bedrooms & 2 baths with 1129 sq.ft. to a gorgeous 8400 sq. ft. mansion at $2,790,000 with 5 bedrooms and 5 1/2 baths on 5 acres with 4 car garage, spa, sauna, game room as well as a theatre room.

0-$200.000: 31 homesHomes in Tualatin Oregon

Of the 31 homes, 24 are condo/townhomes and 7 are regular detached homes. All of the detached homes are either bank owned or short sales and the condo/townhomes are split fairly evenly with bank owned short sales and regular sales.

$201,000-$300,000: 22 Homes

Of the 22 homes, 21 are detached and only one is a townhouse style. 5 are bank owned, 5 short sales and 12 regular sales

$301,000-$400,000: 15 Homes

Of the 15 homes in this price range, all are detached and only 3 of them are short sales, the rest regular sales

$401,000-$500,000: 8 Homes

Of the 8 detached homes, only 1 is a short sale..the rest regular sales

$501,000-$600,000: 10 Homes

All of the 10 homes in this price rangeare detached and regular sales

$601,000-$700,000: 3 Homes

This is the price range with the least amount of homes on the market and all regular sales

$701,000- One million: 7 Homes and all regular sales

One Million and up: 7 Homes and all regular sales


**One Level Homes: 22 out of the 103 homes on the market in Tualatin
