I have been working with so many banks on short sales and foreclosures this year that I would like to share a few insights.
If you are a prospective buyer - first time or investor - you need to move on the foreclosures immediately - this means that as soon as I send you that email stating that a new foreclosure listing is on the market, you had better be ready to go look at it.
banks do not want to keep so much inventory on the books. They are looking for offers quickly and they are responding quickly, with some exceptions. We can get into those later.

Leave it to the National media to paint a black picture of the real estate industry. Real Estate has become seasonal and during a recession the smart investors will start surfacing especially in destination areas such as the area I cover, Manzanita, Cannon Beach, Rockaway Beach, Seaside, etc. Yes we are in a semi holding pattern but I have a gut feeling buyers are going to come to the party with lots of gifts.
