It is my opinion that the values are steadily decreasing in Village Greene. This is a lovely development located in Bensalem township ,county of Bucks Pa. It is conveniently located near schools, shopping, and major highways . There have been several short sales which as in many areas of the country do effect the values of neighboring homes. It is certainly a great time to buy in Village Greene. Prices have come down in the past year. Perhaps last year you were not qualified to purchase a home in this area.

I looked up the mls for real estate activity in Bensalem township in January 2012.
I looked for residential listings sold in January . This does not include homes not listed, commercial and multi units . It is deemed to be correct but subject to errors and omissions.
There were 2021 homes that settled in January 2012.
The average original list price was $ 226,823.
The average last list price was $217,261
The average sale price was $203,329
Highest sale price was $300,000
The lowest sale price was $23,000
The average days the homes were marketed was 163
The average settled price to original price ratio 88.42 %
The average settled price to last list price ratio is 93.72%
The homes were priced high and sellers had to reduce price as seen from ratios.
There are 193 active listings and 44 homes pending settlement right now in Bensalem township.
