Providence Town Center Collegeville, PA

So there is a lot of information floating around about the new Mega shopping center that is being built in Collegeville, PA about the status of the project and when it is scheduled to open. I wanted to help to try and clear some of this up for residents and those thinking of moving to this wonderful area.

The 1st Phase of the shopping center including the re-opening of Arcola Rd to Mennonite Rd is now scheduled to open on October 11, 2009. The stores that are scheduled to open during this initial phase are as follows:

Wegman's Grocery, Best Buy, LA Fitness, Dick's Sporting Goods, DSW Shoes, Ulta Cosmetics, Five Below, Staples, PetsMart, Michaels', Raymour & Flanigan, PNC Bank, PF Chang's, Eastern Mountain Sport (EMS), and Olive Garden.

Phase 2 (Main Street with the lifestyle tenancy) will open no earlier than Summer 2010, but could be pushed back into the Spring of 2011.

The stores that will be occupying this phase of the center will be determined closer to the scheduled open date of this part of the shopping center. Some of the stores that were previously reported to be going into the shopping center have come on troubled financial times and barring unforeseen turnarounds will not be part of the center.

Just a quick blog to wish everyone a safe and happy Thanksgiving!!

I also wanted to leave you with a funny blurb I found on CRACKED.Com. I got a ton of responses on my best and worst haloween candy blog that I wanted to do something similar for Thanksgiving.

I didnt find a good chart, but I did find something unexpected in the "Bad For You" Section of the article. Enjoy!!!

FAMILY AWKWARDNESS

Not so much a food as a Thanksgiving staple, family awkwardness is quite possibly the most enduring tradition of the holiday. When Abraham Lincoln made Thanksgiving a national holiday, he said, "On this Thanksgiving day, we proclaim that you must talk to your relatives and pretend to enjoy it." So whether it's trying to avoid broaching the topic of the recent elections, listening to your uncle talk about every detail of his recent knee surgery or simply the pointing out of things going on television ("Oh look, it's the Garfield balloon." "Yeah. They had one last year, too."), things are bound to be more than cringe-inducingly uncomfortable. At least they (or you) will be dead soon. No hats, but certainly several therapy bills are in order.

Dishonest Mortgage Company - Precision Plus Financial Services

I have met and worked with many good, honest, knowledgeable and professional mortgage brokers. I appreciate the service they provide to the public as well as other professionals in the real estate industry. Of course every profession has it's share of bad apples. Most mortgage brokers, Realtors, appraisers, loan officers, doctors, lawyers, plumbers, electricians, painters, carpenters, pharmacists, writers, etc. are good ethical people, but there are always a few in each group that are not so good.

This post is about a mortgage company that I consider to be one of the bad ones.

I am a Real Estate appraiser in St. Petersburg, Florida and was contacted by Precision Plus Financial Services, which is located at 3801 Germantown Pike in Collegeville PA, to do an appraisal of a home in St. Petersburg, Florida. I performed the appraisal and delivered the completed report in July 2008. It is now October 2008 and I have not received payment. I have called many times and left many messages requesting payment. I have also e-mailed them requesting payment. They have not responded. The owner of the home that I appraised even paid them to have an appraisal performed. Lee Austin of Precision Plus guaranteed me payment verbally and in writing. I have left many messages for Lee and also for Jim Bissel the founder and president of the company. Of course they never answer the phone - all calls go straight to voice mail. This company is part of the problem in this country. The home owner paid them hard earned money. What they have done is stealing. I consider Precision Plus Financial Services thieves!! If you live or work in the Collegeville, PA area I urge you to be wary of this company.
