I have had as many as 4 leads in the same day!   When there is a phone number included, I call them immediately.  So quick in fact, that at times, the client is still on my web site for their first visit.


The Growth Leader program is a complete contact management system, that manages your leads for you.  You file them in separate files, like hot leads, inactive leads, and you can also file the active leads according to immediate, 1-3 months, 3-6 months, etc.


You can see exactly what homes your contact has viewed and when.  The system then recommends homes that they have not seen, and allows you to email them to the client as well, along with a default but customized email message, which always directs them back to my web site.


This is a great system.  I like it very much!  I am in it several times each day.  I update my listings to the craigslist through Growth Leader as well!  I can advertise my listings to potential buyers through email as well.

Growth Leader Update Week 6 of the Test Program from Pennsylvania

 Growth Leader....  Patience, Patience, Patience.  This is the key word to farming internet leads through Growth Leader by Market Leader.

 I have 56 leads now.  Every day, I go to the Activity page, and send the recommended new listings to each lead.  Just like magic, you can see, they come back to my web site, the next day.  It works very well this way.

 Internet leads are very impersonal.  It is the nature of the business.  People like the anonymity. 

 Patience is a difficult thing to have when you have 55 leads, and only email address and names and a few phone numbers.....  but...

 This week, I received an email question from two of my leads asking for more information.

 HIP  HIP HORRAY!    HIP  HIP HORRAY! 

 Now we are getting somewhere.  Patience is a good thing.  I am learning.

 Sometimes there is a break in the steady stream of leads for a couple days.  Today, though , it is back, and two new leads.

I looked up the multiple listing to see the sales in Doylestown Township, in February, 2009.

Criteria used : Residential sales

Date Feb 1 to Feb 28 , 2009.

Price upto $2000,000

The above does not include homes not listed, sale by owners, lots and commercial property and is subject to errors and omissions.

There were 9 homes that settled. The average price was $370,611 , the lowest price was $185,000 and highest sale price was $499,000. They were on the market for an average of 81 days. (From date listed to date it went under contract for sale.)

During the same period 6 homes went under contract, pending settlement. They were on the market for an average of 168 days.

Here is an interesting story..... Life is never dull here in the Real Estate World!


Last week I was at Taco Bell for Dinner when my phone rang. The caller said, IS THIS THE SHORT SALE EXPERT? I have blogged here on Active Rain about short sales many times. This caller needed help. I listed his house for sale the following morning. This was Friday, less than a week ago.


By Monday, we had three showings scheculed for our short sale. When it came time for the first showing, I received a call from my seller. He said he had just called the fire company, and then he called me to cancel the showing, as his house was on fire.


I called the agent at 3:30, the time of the showing. She said they were just arriving, and were going to show the property anyway. I cautioned, that the house was on fire, and perhaps it was not a good idea. She called a couple hours later to report she could not get within five hundred feet of the house because there were too many fire trucks blocking the road. When will the home be available again for a showing?


Amazing. We cancelled all the showings for a short while, while the insurance company assesses the damage.


Life is never dull!
