 I talked with my seller Sunday morning, as she was walking her dog, and I was putting up the Open House signs in front of her neighborhood, and her house. I commented that these balloons, although a big pain in the neck, were more responsible for getting folks to the Open House, than the advertising we placed in the newspaper.

We have had a number of showings in the last 10 days at her house, simply because she had reduced the price on her property,..... again! She was not the lowest in the neighborhood, but, in my opinion, one of the better homes.

I tried to take the day off, which is rare, as we had tickets to see the Phillies play the Giants at Citizens Bank Park in Philly.

Just after that, I received a call that an offer was dropped off at the office for her home.

So, I quickly made a bee line to pick it up. On the way to the Phillies, we began the negotiations. The phone kept ringing. We had a great view of the game.

This new Phillies Ball Park is worth every penny of the half billion dollars it cost to build.

We were sitting in the "Hall of Fame" section. I think that is a good way to say it is ok for them to charge $50 a seat for this area. But they indeed were great seats.

With one seller here in Pennsylvania, and the other in Kansas, we made numerous calls.

But through the game, we got closer and closer to a deal. Then after the open house was over, we were able to close the gap, and we had a deal. The new Phillies Ball Park is a beautiful place to watch a game, and also to sell a house! LOL

We are better off today, because of Active Rain! A Coutinued Succecss Story!

 I refused to be believe it. I was in the middle of a busy intersection at 4 pm on Sunday afternoon taking down the Open House Signs and Balloons. My Cell phone was ringing..... of course, I answered it.

Picture it. A Realtor in the intersection, with signs balloons, on the phone, and cars are whizzing by.....

That is me.... Always afraid to miss a new oppo rtunity!!!

So I answer the phone and it is a seller in our town, and his home is about to expire. Can I come over now to do a listing presentation?

NOW? I am in the middle of the street with blue and white balloons!

I couldn't miss this chance though. Perhaps I could get the rest of the signs tomorrow!! LOL! I didn't want to act desperate.

I asked,.... How did you get my cell phone number?

Well I read your blog on Active Rain about a home in town that you have for sale, he said. You just sold it right? He asked? Yes it was true. These buyers chose his house as their second choice, and MY current listing as their first choice.

 This seller said he wanted to see why I had so many listings in town, and why were my signs all over town? He Googled my name, found my blog here on Active Rain, and of course this linked to my web site. There he read my profile, and learned all about me, including my cell phone number, and called me for an appointment.

Well I thought it was better to do listing presentations when I am prepared, so I made an appointment to visit him the next night at 7 pm

After my listing presentation, I waited for his listing to expire. I waited for the other sign from the other broker to disappear from the front yard. I decided to call him to follow through. I left a message. Another day went by. Then another. Still no word from Mr Seller that wanted me to pick up his expired listing.....

Then from out of the blue, it comes up on the hot sheet in the MLS as SALE PENDING!! He sold it and agreed to a contract with a buyer with his current Realtor, just 2 days after he had invited me to his home!

That was a new twist. But the point of this story is, that Active Rain does work. It gets our names out there. The public is finding us on line. They are calling. It is working. We are better off because we are members of Active Rain. Thanks A|R! This is a great place!
