About Philadelphia's Delaire Landing

Worked from home today.Dare I venture outside? It is 21 degrees and the sun is shining.I should dig out my car.I have a listing appointment tomorrow and I want to get some snow pictures of Delaire Landing by the Delaware river. Was I surprised!My condo $$ at work my car was dug out just needed to be cleaned off.What a wonderful job the Delaire Landing condo association did with the snow removal..

Camera in hand bundled up I took some photos ..it was very quite at the riverfront.Even the birds were staying warm .I didn't see many flying about.Even the geese weren't any where to be found..

The tennis courts are deserted,the pools are still covered.In a few month's it will all come alive.For tennis it maybe sooner. Delaire Landing has an excellant tennis club and always looking for new members if you are a resident.

I hope you enjoy the pictures of Delaire Landing condos,the Delaware river,and a few of Bakers Bay condo in the Torresdale section of Philadelphia Pa..My fingers were ice cold because I could not use the camera with my gloves on..BRRR

I wonder How Old are the Trees???

when i down- loaded the photos I was very pleased and thought others may enjoy them..especially people not familiar with the Philadelphia Pennsylvania area .or even the people who were ;and have left the area ,and crave a little taste of home..It's not all tall buildings and skyscrapers..I hope you enjoy ...if you do my next one will be Bakers Bay Condo..I would appreciated any comments or suggestions

Before i knew it it was late afternoon so home to Delaire Landing in Phila.Pa

Since my appointment was there for the following day I decided to take a brisk walk with my camera..First I came across the Geese at the pool..then while walking down the paths i came to the observation deck where I came to some of my favorite senior citizens.They never recognize me without my bathing suit so i ask "when does the pool open"The funny thing is they know! Oh Hannah its you! Opens in ninety three days! You really have to love them! I do.. we chatted some more....it was too cold for me BRRRR.....I ventured home..of course they stayed.......Sometimes i wonder just how old are the trees???

A Group of us in our Real Estate office in Philadelphia started a site called PhilaDwellPhia.Com.

We are a fairly large office approx 50 agents and growing.Each of us took an area of our expertise do a blog on the area.We have committed ourselves to blog at least once a week.Interview neighbors, restaurant owners,contractors,and post local events..

I live in Delaire Landing and am active in the condo board.Delaire Landing is located on the Delaware river in the Torresdale section in Philadelphia on State rd. Delaire Landing is a wonderful place to live! There is a diversified group of people.Our clubhouse is being renovated in the near future.There are many activities for all.

Two Beautiful pools overlooking the Delaware river,tennis courts,and an observation deck! There is also a shuttle bus to the train station and shopping trips..so much to do here..A wonderful Riverfront community!

Talking to my favorite client . He is single a first time home buyer and renting.

He has been looking for a condo to buy off and on for about nine months now. We have had long discussions on the pros and cons of buying versus renting.

Perhaps I should explain more- he is not just a client but a long time friend.More like family than a friend in fact I concider him family. He is a huge source of referrals to me .He sends me at least 4 referrals a year if not more.

He always tells me his return on his investment of his money pays his rent of course i argue back.. and then i advice him to speak to his accountant..

Well this year the same type condos we looked at last year have dropped in price ; he is considering paying cashfor instead of taking out a mortgage.. he is not getting the same return on his money he was on his investment on CDs ,bonds,or in the bank last year.

Why should he get a mortgage even at 4.5% -5.5 % interest rates ..even for a tax break.. I can give him my opion BUT.....I continue to tell him ...I am not an accountant ..So he has an appointment March 10,2009

He can live mortgage free ,,pay real ,estate taxes and condo fee...................... http://www.helpfulhannah.com
