Do I Really Need a Home Inspection (Phoenixville)?
If you are in the market to purchase a home, the answer is probably - YES!
Some buyers get stressed out by all the money involved in buying a home and think saving
$360 by skipping the home inspection is a good place to save money. The house "looks" OK and surely the sellers would tell them if there were any issues!
That's not always the case. It doesn't mean the sellers are being dishonest- they might not realize there is a serious issue with the home they are selling.
And just because the house "looks" OK- clean, well-maintained, etc.. doesn't mean there isn't an expensive repair lurking around the corner.
I met a guy named Jeff at a networking meeting in Phoenixville a few weeks ago. Jeff was telling me his story of how he had recently purchased a home in Phoenixville and decided against having a home inspection since the home appeared to be in good shape. He had worked in construction for a few years right out of college and considered himself rather handy. He didn't see anything alarming with the home and admited he wanted to save that $360 by skipping the home inspection.
When he went to refinish his basement last summer, the contractor he was hiring to do the work, pointed out some pretty serious issues with the framing beneath the 1st floor. There were 3 I-beams that someone had cut through to allow for some ductwork.
One of my previous post Squeaky Floors screamed trouble at Home Inspection (Malvern), describes this very situation that I discovered in a home inspection last year. Cutting through an I-beam compromises the structural integrity of the floor and usually can't be repaired. The beam has to be completely replaced.
Jeff postponed finishing the basement until he figures out what to do. He is looking at a significant cost of repairs. If he had opted for the home inspection prior to buying the home, he would have known about these beams and would have had options. The sellers could have fixed this issue, he could have walked away from the home, or paid to fix it himself. At least he would have had the knowledge upfront.. and options!
The home inspection should not be the area you look to save money. In actuality, it is often the one thing that will get you MORE MONEY off the purchase price when material defects are discovered and negotiated with the seller.
With the right professional home inspector in Phoenixville, PA, you get someone who is familiar with residential construction and maintenance of homes. Even the most experienced owner lacks the knowledge and experience of a professional home inspector.
Buying a home in Phoenixville (or wherever you are looking), could be the biggest investment you will ever make. Schedule a quality home inspection and you can buy that dream home with confidence!

If you've visited any major city in our great country I would gather to say you have had a taste of the exciting vibe, pride, history, entertainment and opportunity that is yours to explore and experience. I've been lucky enough to have lived in Center City Philadelphia. For the past 15 years my husband and I have made our home turf the old steel town of Phoenixville PA. What we've experienced in our short time here has been remarkable, and every day there is something old or new to explore. We've learned that the Phoenix Iron and Steel Company played a role in the Civil War, Washington Monument, Manhattan and Broolyn Bridges, the Eiffel Tower and more. Here's a short article; http://bit.ly/tRZCaf
The Schuylkill River (how do you say that?) http://bit.ly/rw3ZcO provides countless outdoor activities, canoe, kayak, take a hike or ride a bike along the banks on the many trails throughout the area.
Maybe a show at our local gem, the Colonial Theatre http://www.thecolonialtheatre.com/ offers movies and also live performances. And don't forget the cornucopia of wonderful restaurants (may BYO) right in the heart of the action.
And what has becoma an annual event, the Firebird Festival, this year on December 10th, attracts a large audience and is a great way to get in the holiday spirit. http://bit.ly/dwmCEY
I'm honored to be working as a Realtor in my town of Phoenixville, helping clients to discover this beautiful part of the USA is a gift I get to share each and every day.

Why use an ASHI Home Inspector (Phoenixville)?

Buying a home may be one of the most important purchases you'll ever make. Fortunately, you can protect yourself by using a professional home inspector. You want as much knowledge about the home before purchasing so you can rest assured that the roof will be fine for the next several years or that the crack in the foundation wall is harmless and won't be splitting your house in two someday.
So how do you find the best phoenixville home inspector for you? Should you use an ASHI home inspector?
First, know that your home inspector in Phoenixville (or anywhere in Pennsylvania) is
required to be compliant with the Home Inspector Law in PA. This law was setup to protect consumers. One of the requirements is that the home inspector must be a full member in good standing of a national, not-for-profit home inspection association. Home Inspectors must comply with a code of conduct and attend continuing professional education classes as an ongoing condition of membership. The American Society of Home Inspectors (ASHI) is one of these associations.
Why use an ASHI Home Inspector?
I can tell you that as a Home Inspector in and around Phoenixville, I have belonged to 2 professional home inspector associations in the last decade. I choose to stay with ASHI because of their higher standards and strict code of ethics.
ASHI home inspectors must pass what's considered the most rigorous technical examinations in effect today and perform 250 professional inspections (versus 100 inspections in other organizations) before they are allowed to call themselves "certified".
ASHI home inspectors follow the ASHI Standards of Practice on every home inspection and must also complete continuing education credits every year to enhance their knowledge and stay current with new technologies.

Of course, you should still do your homework because not all home inspectors are the same. Look at the inspector's website, view a Sample Home Inspection Report, read about the home inspector's other qualifications, ask questions, and then choose the best Phoenixville home inspector for you!
