The month of January has been a little slow for Morgantown residents. The Residential Real Estate market in Morgantown has been holding it's ground during this economic downturn. The average home in Morgantown was sold for about 13% less than a year ago. That puts the average home sold at $250,500.

Berks County Real Estate Market Update
Jan 20th 2010
The Real Estate Market in Berks County remains strong dispite the economic downturn. Home prices have dropped in just about every area of Berks County at least 5 percent, some areas have been hit a little harder. Berks County Real Estate market will recover without a doubt in the months ahead. As a professional Realtor in Berks County I watch every area within closely. Here are some great facts.
1- The price of homes SOLD in the 2nd qtr of 2009 was an average of 168,500, in the 3rd qtr that number jumped to $170,400 !
2- The number of homes on the market also increased from 4,900 to 5,400.
3- The number of homes sold in the 2rd qtr was 943. That increased as well in the 3rd to 1042.
4- The average day a home was on the market before being sold went from 101 days in the 2nd quarter and decreased to only 90 days.
NEWS FLASH: Update fron Jan 1st 2010 to Jan 20th 2010
1- There were 167 new listings in Jan so far
2- There were 145 new price changes
3- There were 83 homes SOLD in Berks County in 3 weeks!

1- 261 homes for sale between 20,000 and 50,000
2- 199 for sale between 50,000 & 75,000
3- 163 for sale between 75,000 & 100,000
4- 235 for sale between 100,000 & 130,000

7- 551 for sale between 225,000 & 275,000
8- 651 for sale between 350,000 & 500,000

Berks County Real Estate Information
The Good & The Bad
I have lived and worked in Berks County for 20+ years and I absolutly love the area. Berks County has so much to offer, Local and National sports teams, Over abundance of schools of Dance and of the Arts, Over 17 glof courses, seemingly endless nature trails, lakes, rivers, hunting, fishing and a Perfect place for any family. These are of course my opinions but i encourage you to take some time and experience everything Berks County can offer but plan on staying for a while!
Some important statistics for anyone looking o buy or sell Ral Estate in Berks County.
The average home sold in Berks County for $168,500 in the 2nd Qtr of 2009 and increased to $170,400 in the third quarter. Great News!
The number of homes on the market in Berks County increased from 4,922 in the first qtr of 2009 to 5,422 in the third. Great News if you looking to buy!
The number of homes sold in Berks County was 943 in the 2nd qtr and incresed to 1,042 in the third qtr. Great news for Buyers And Sellers alike!

New Construction in hanging in but still not even close to units completed a few years ago. New home construction in the 2nd qtr totaled 57 homes, and declined in the 3rd qtr to 45 homes. Bad News!
How Long will my home, on average, sit on the market before bieng sold? 2nd Qtr of 2009, about 101 days, Here is some great news. The number of days a home sat on the market in the 3rd qtr? 90 Days! Awesome News!
The Great News is, it is still a Buyers Market and there are many choices to pick from. Unlike the days past where ating fast was the only option available. Now you can look a little longer, choose a little smarter and wok the deal a little harder. Looking to Buy? NOW IS YOUR TIME!
The Bad News is, if your looking to sell it may take a little longer than a few years ago but here is a little advice.
Selling? Make SURE you have an experienced Realtor who works in your area! Make SURE they have an agressive marketing plan for your home. DO NOT accept the proverbiale List and sit Agent. Make SURE they have a proven TRACK RECORD of selling homes for top dollar FAST.
