Just one of the group?

Mr. or Ms Real Estate Agent looking for buyers and sellers in a glutted Real Estate market? Most agents have full color photo business cards and personal brochures. Some even have their own website.

But how will buyers and sellers find you?

In Erie, PA there are more than 500 Real Estate agents. The company I work for, Howard Hanna Real Estate Services, has four residential offices with 130+ agents.

Why should a buyer/seller call me?Image 2

SELL THE BENEFITS of working exclusively with me.

This was part of recent class I taught on personal marketing "Marketing Yourself."

Instead of bragging about yourself, start by telling the buyer/seller how they will benefit by working with you. What can you do for them that other agents can't or won't do? Better yet show them.

Newer agent, Erin Reed

At the beginning of class Erin's profile had only her name and a picture. "I don't know what to say about myself," she told me after class.

Recently Erin listed a FSBO property even though the sellers had purchased the property with a more experienced agent.

Capture attention with Headline by using bold, colorful lettering.

Tell sellers/buyers what you will do for them. Use bullets & white space. Keep it "short & sweet." Most people will never read every word you write. Now that you have their attention, you can "brag" about yourself.

Years of experience, production, designations, etc.

End with "Invitation to contact you"

Consider Home Staging an Investment...

Carol S Snyder: Home Stager in Erie, PA

In today’s market, home sellers need to compete to sell their home for the best price. Depending on the market price of the home, the potential to increase the value of a staged home can be from $10,000 to $50,000. Keep in mind your home is one of many homes for sale and it must be presented to the buyer in a manner that highlights its benefits and strong points. When placing a home for sale it becomes a product. Corporations compete by correctly “pricing,” “marketing,” and “branding” their product to entice the customer to purchase their product over the competition. Selling your home is no different. Your real estate agent is the expert in pricing and marketing the home. They accomplish this by describing the positive features of the home and by having great photographs on the MLS in order to generate the buyer interest. Your Home Stager is the expert that evaluates all living spaces and stages the home stand out from the competition. The “Wow” factor markets and brands the property for a quick sale. It makes the home stand out from the competition. Hire a home stager to give you the competitive edge to sell the home smarter, faster and for the best price.

Carol S Snyder: Home Stager in Erie, PA

I'd like to become a Dewey Color System Consultant and would like to take the training online if possible. Not sure if this is available. If it is not available online is there any training courses coming up in Pennsylvania or Ohio. Thank you for you assistance in advance.

So what is the difference between home staging and interior design?

Carol S Snyder: Home Stager in Erie, PA

Well, the biggest difference is that decorating is a design and style that the homeowner loves. It reflects their color preferences, their style, and their personality. An interior designer will decorate the home or office etc., to suit the owner’s style.

Staging focuses on the property and highlights the features of the home; the professional stager identifies and compliments the architecture features of the home and addresses those not so complimentary features such as an odd shaped wall, a support beam in the room. The emphasis is on getting the potential buyer to come in and notice the positive features, and visualize the furniture layout and space for their type of living. The professional home stager will evaluate and decorate the home in a style and manner that will appeal to the target buyer for that particular area. This is accomplished by analyzing the neighborhood and determining the most likely buyer.

When a homeowner addresses those neglected minor repairs, update the light fixtures, and other small items such as kitchen and bathroom faucets, hardware, color corrections when needed, decluttering and furniture placement, curb appeal and other outdoor living area, then the home staging benefits both the seller and the buyer.
