The Power of Social Media

The Living in Lancaster Group - Cal Yoder 717.413.0744: Real Estate Agent in Lititz, PA
The Power of Social Media

I discovered first hand the power of social media. I recently posted on facebook that my daughter was looking for a job. To my amazement, there were The Power of Social Mediaresponse with at least 4 job possibilities and in 1 case, the sender called the person looking to hire and sent us his number.

I have heard and do realize the power and influence of social media. But this was the first time I actually experienced its power personally. The effects of this network were remarkable. All 4 of the leads came from folks I know and who know me, but we speak face to face less than one time per year, if even that. I would never have called, mentioned or referred to my daughter needing a job had we talked face to face.

How do you feel about social media? Are you embracing it? As with all cultural shifts, there is good and bad to what is occurring. If social media prevents you from having face to face conversations with the people right in front of you, then it has become detrimental. But in the case of my example, the positive side of social media is great.

The reality of social media has helped me reconnect to friends I have not seen for years. I have learned more about family and interest than I would have in a 10 minute conversation. It has been invaluable in my business. I do enjoy it, but have had to find ways that it does not rule my life.

My daughter was offered a job through this referral network. It was wonderful. The irony is it forced her to decide whether to take the job or to move closer to a friend in upstate New York. She has opted to move to New York. As parents, we encouraged her to do this.

Have you experienced the power in social media?

The Reason You Want to Meet Me in My Office Before Viewing Homes

The Living in Lancaster Group - Cal Yoder 717.413.0744: Real Estate Agent in Lititz, PA
The Reason You Want to Meet Me in My Office Before Viewing Homes.

One of the best practices I follow is, “ To meet in the office with you, a potential client, before ever seeing a property.” Why is this important? There are several reasons. The Reason You Want to Meet Me in My Office Before Viewing Homes

The first reason it is important for us to meet is to build a base of knowledge regarding the buying process. The early education process will save time in the end. You, as a potential buyer, have the opportunity to ask questions and to learn.

Secondly, this early conversation allows an unencumbered time to go over the Consumer Notice and to discuss the benefits of signing a Buyer Agency Agreement. This contract offers many benefits to you. As an agent who signs this agreement with a buyer, I now owe you, loyalty, confidentiality and a good faith effort to find the home desired. When this is explained properly, I rarely find buyers who do not want to sign it.

Another important reason to meet is to develop the relationship and to set expectations. This early conversation helps us get to know each other. This is done within the safe confines of our office without a hurried atmosphere.

A fourth reason I like to meet you before we see houses is to go over the financial picture. I will ask your permission to pass your information to a lender. The lender will contact you and determine if you will be pre-approved for a mortgage. When this is done before our meeting, we now know important search parameters regarding price.

Finally, this meeting will help me hear what type of house you want and can afford. You will describe the amenities you want, discuss your lifestyle needs and dream about the place you want to call home.

When you decide to buy a home, sitting down in the office is well worth the investment of time that is required.

Quarryville PA Area Fundraisers for Justin Tice

An item that caught the eye of this Quarryville Realtor involves a man who I believe attended school in Solanco with my son and daughter. Justin Tice lives in the Quarryville area and works for Lapp Electric. He was seriously injured in a head on collision on Route 222 in West Lampeter Township last November. It's reported that he is doing well and can now get around on crutches, but it will take at least a year for a complete recovery.

As with any of us that found ourselves off work for over a year, things could get very tight financially. Several ladies that work for Noah's Ark Nursery decided to have a fundraiser to help Justin and his family. They decided on a sub sale. They are offering four kinds: ham and cheese, turkey and cheese, Italian, and American. Each sub will cost $6.00 and contain a quarter pound of meat. The subs can be purchased by advanced reservation only.

To order the subs call Cathy Peifer at Noah's Ark. 717 786-4919 before Sunday February 12th. The line has voice mail and messages will be returned promptly. Buyers will get their tickets when they pay for their subs. The tickets can be redeemed and the subs paid for at Ferguson and Hassler Supermarket at 100 Towns Edge Drive, Quarryville, PA on Friday March 2nd.

Another fund to help the family has been set up at Susquehanna Bank. Contributions may be sent to the Justin Tice Fund, in care of the Susquehanna Bank, P.O. Box 298, Quarryville PA 17566.

This Quarryville Realtor highly recommends both of these funds to aid a local family in time of need. God bless all those that are involved and contribute.

This Quarryville Realtor loves to read, so I'm always interested in events that the Quarryville Library has planned to get kids to the library. The following is a list of upcoming events:

  • Story Time for children 4 and 5 years old. Will be held Tuesday February 14th at 10:30 to 11:15 AM.

  • Story Time for 3 year old children will be held on February 8th and 15th from 10:30 to 11:15 AM.

  • For children 18 months to 3 years old, story time will be held February 10th and 17th from 10:30 to 11:15 AM.

  • Second Saturday Story Time will be held on Saturday February 11th at 10:30 AM. This is for those that can't make it during the week or for those who want to hear more stories. Children are encouraged to ware red clothing as the stories will be about the color red. A red craft will also be offered.

  • Teen Knitters are invited to attend “The Needle Brigade – Teen Knitting and Crochet “ every Tuesday night at 6:00 PM. Attendees should bring their own supplies. They may also bring current projects to work on, previous projects to show. There will be knitters available to answer questions, give advice and guidance for future projects. No sign up is necessary.

Now as a Quarryville Realtor I won't pretend to be a knitter and my grandchildren are too old for the story times. However I'm always happy to see the library give children a start at making reading one of life's most enjoyable activities and instruction on a very practical hobby.
