One of the things that makes Sun City Hilton Head very special is our weather--not as cold as the north in the winter, not like Florida in the Summer, but "just right", most of the time. And, we haven't had a Hurricane in 8 years--maybe we're due...
When you come to Sun City, you are among your peers--we're all in the same boat
No children's' toys in the yard or loud music from screaming teenagers on skateboards--you're neighbors are like you. They are on the move in their cars, golf carts or on foot doing what they love to do or on the way to doing it.
Work and play makes for a great day, every day
If you're 55, maybe you still want to work. Some may also want to use Sun City as a base and continue to work for organizations outside of the area. There are about 1/3rd of the residents who work part-time or full time. Some choose to donate their time to worthy causes. Many of us are not ready to quit working--we like being in the game, but we also want to have fun, too--So, if you want to continue working or perhaps start a new career, people are doing it and so can you. Many Sun City homes include a den which you can use as your workspace for a home based business. Start your day by chipping a container of Golf balls at one of our ranges or go for a run or swim-then off to work you go.
Easy care homes that are easier on the knees, too
Downsizing can be tough for some. But, it's liberating. You'd be surprised at all the "stuff" you've accumulated over the years. You can dispose of a lot--sell it, give to charity, to your kids -Sun City homes are one story --so there are no stairs to climb. That makes it much easier to clean without knee joints objecting. And, If you living area in the 2000 and above square feet range, we have homes here for you.
Work as much or as little as you wish on your yard or garden
Some areas of Sun City provide lawn care, tree trimming and generally take care of all of the outside of your home. Generally, most yards are easy to care for, and if you want someone to cut your lawn and do landscaping, these services are plentiful and inexpensive. Common areas are taken care of by the Sun City Home Owners Association.
Feel like you're on vacation everyday
All I can say is that we're truly blessed to live in a place like Sun City Hilton Head. And, you'll never be bored! Ever. Fun-filled activities of all kinds are available just about every day of the week at Sun City Hilton Head--There are over 100 Clubs and special interest groups. There is something for everyone. Participate as much as you want to.

Is now the time to Buy Builder's Stock? (Buy a home?) (Get on with life?)
Pulte Homes Inc is the Builder for Sun City Hilton Head. I've been watching this stock for several weeks now. People are buying it and other Builder stocks as well.
I'll give you a list at the end of this post of the top ten.

Below is a 5 year chart on a month to month basis. This stock is establishing a base and is trading in a $10-15 dollar range.
I think this stock along with other builders is being quietly purchased. Perhaps the Builders are buying back their own stock--I haven't checked that out, but it's a real possibility. They are buying "low." And someday they will sell there stocks "high."

There is a right time to buy. However, it is very tough for most of us to "pick a bottom" But this stock chart is an indication to me that there is some nibbling and some forward-looking confidence. The same holds true for the housing market. Because of fear of overpaying, people want to pick a bottom. The risk is that they miss opportunity.
There is also the fear of the unkown that holds people back--will the economy fold? Will gas prices continue to climb?This is the wall of worry--fear keeps people stuck. Most of what is feared never comes to pass and it is an unhealthy way to live.
As my late mother-in-law used to say: "Columbus took a chance." Calculated risk-taking is prudent risk. And you can win. Sit on the sidelines for too long and you lose. Control what you can control and leave the rest to the Almighty--but MOVE. FORWARD.
Here are ten stock picks. Put them in a watchlist and WATCH...I am not giving any investing advice--so, you're on your own. The Stock Symbol is in Parenthese.
Pulte (PHM), Meritage (MTH), NVR Inc (NVR) Beazer Homes (BZH), Toll Brothers (TOLL), KB Homes (KBH), Hovnanian (HOV) Orleans Home builders (OHB) DR Horton (DHR) Centex(CTX)
All of these builders, with the exception of Beazer, Meritage and NVR, build in my neck of the woods, Bluffton S.C.
If you purchased these stocks on January 2, 2008 and held them to date, your portfolio would have gained 14%. (and I don't believe in" buy and hold"--but that's another subject)
What is also indicated here for these stocks is that they have momentum. Just for fun, I'll put these in a model portfolio and paper trade the portfolio with $50000. Let's see how these stocks do over the coming weeks. The stock market is a forward looking indicator. Let's see what it tells us.

SUN CITY HILTON HEAD AGE RESTRICTIONS
Ask anyone who lives and works here about the age restriction requirements in Sun City and will get different answers . The only way to know for sure is to read the rules. Here are the rules:
Sun City Hilton Head is an age restricted community in compliance with all applicable state and federal laws. It provides housing primarily for people who are 55 years of age or older. Every household must contain one resident who is age qualified. However, the developer has reserved 20 % of NEW CONSTRUCTION for those who are between 50 and 55.
At all times, at least 80% of all residential units must be occupied by one age-qualified person. In the event that any qualifying occupant ceases to reside in the home all documented co-occupants may continue to occupy the home to the extent permitted by applicable federal and state laws and community restrictions
Children Under 18: In all cases, children under the age of 19 may not be residents and qualify as guests for a maximum of 90 days in any calendar year.
