ACTIVE, LAND, HOMESITES, LOTS: Currently, there are 1336 pieces of land available/active listings on Beaufort MLS. I removed 2 prior to pulling these numbers because one was a mobile homesite monthly rental and the other was a bird-waterfowl sanctuary/not buildable. The lowest priced homesite is priced at $12,000 and the highest is $10,560,000. The one for $12,000 is a 1 acre lot in Ridgeland/Point South (near Beaufort). The highest priced at $10,560,000 is 26.6 acres on Robert Smalls Parkway in Port Royal South Carolina.

SOLD, LAND, HOMESITES, LOTS: For the year of 2008, 157 pieces of land sold in the Beaufort MLS. Now, I have to say that LAND is in really bad shape here in Beaufort. At the rate of 157 pieces per year, this would equate to a 8 1/2 year inventory on the market currently. If you are a seller of land in Beaufort South Carolina, my advice would be to PRICE AGGRESSIVELY or do not count on a sale at all! This advice is coming from someone who owns 3 pieces of land in the Beaufort area; 2 commercial lots in Port Royal and 1 residentail lot in Pleasant Point Plantation. Land in and around Beaufort South Carolina is not moving like it used to - wait it out or price aggressively.

The Town of Hilton Head and Beaufort County recently announced the purchase of 257 acres of pristine land that is located OFF island. Now, this strikes me as just a bit odd due to the fact that Hilton Head Residents are funding this purchase. However, let me stress that I am in favor of ANY land being protected from future developement if it is as pristine and beautiful as the Ulmer Family land that was included in this purchase.
The purchase was made possible through the Beaufort County Rural and Critical Land Preservation Program. While the original owners will still retain some development rights, the ability to split it into tiny miniscule building lots has been removed. They may still divide it into 25 smaller farm tracts but cannot develop it.
I'm sure there will be some Hilton Head residents who will question this purchase? But in the end, this purchase benefits all of us. One more tract of land is off the developer's horizon.

Every other Tuesday morning, the Sea Turtle Cinema offers "Mommy and Me" movies @ 10:30 AM. Juice and cookies are served prior to the event.

So, let's assume that you've gone through the traditional steps of contacting your bank to ask for permission for a Short Sale. Then, let's assume the bank says yes. You might wonder what happens next?
First, you need to realize that a short sale is totally dependent on whether a buyer comes along and writes an offer to buy your property. Without that offer, there is NO SHORT SALE. Obviously, this is 1 reason why pricing is so important when placing your home on the market. Plus, we still have to get the bank to agree or there will be no short sale.
When the bank agrees, you need to find out if they are going to issues a 1099 IRS form for the difference in what you owe and what the bank receives. Many times this will not happen and most good accountants can get it worked out for you. BUT, it is vital that you contact an accountant or tax attorney for advice on this situation.
What happens to your credit report after the short sale? The good news is that a short sale will not affect your credit report as long as a foreclosure would. Slowly but surely, you can rebuild your credit after the short sale has been completed. In the end, most sellers would agree that a short sale was easier to go through than a foreclosure but only you, your accountant and attorney can make that decision.
