The Townhouses at Hearthstone Manor
Some of these Hearthstone Manor Townhouses have great lake views and are actually lake front (in Tennessee a large pond is often called a lake).
There are between 80 and 90 Townhouses in this quiet community adjacent to the single family home community. It also shares the lake/pond with the ducks. If you are looking for quiet, peaceful, serene neighborhood within minutes of the I-65, downtown Brentwood and Cool Springs Galleria Mall, this could be the place for you.

St. Martin Square has luxury condos and living at very reasonable prices. All of the units had great design features and wonderful views. The courtyard pool and fountains made everyday life seem like an island vacation.
Even the most basic build features are upscale quality and design. We looked at one, two and three bedroom units, with attached and detached garage parking. If you want to look at these, give me a call, I would love to show them again, and again.

Brentwood TN Real EstateMarket Report September/October 2009
Home Sales in the Brentwood market for 2009 have continued to hold steady with those of the fall of 2008.
While the prices are down, the number of transactions and the days on the market seem to be very similar. In doing the study we first just did ALL sales in Brentwood, Williamson County.
This number included homes in every price range. Normally that's how one would want to see the numbers. But when there are well under 100 transactions, even one number very high or very low will throw off the average and not show a true picture of what is happening in the markets.
Brentwood TN Real Estate has always followed it's own trends. Many of the home sales are the result of families being relocated into or out of the Middle Tennessee area.
That being said, the numbers showed the following for September:
| # of homes Sold | List Price | Sales Price | Days on Market | Difference | |
| 2008 | 39 | $641,312 | $606,124 | 116 | -5% |
| 2009 | 40 | 774,421 | 623,054 | 120 | -20% |
After looking at the details, we determined that the bulk of the sales are usually under $900,000. By adding in the Million dollar homes, it threw the averages too much. In September of 2008 there were 3 homes sold over 1 million. In 2009, there were 6 properties sold over 1 million. With almost the same number of transactions, the averages did not reflect the general market trends. It does show that Buyers in the Top Priced market are purchasing homes. The following numbers will be more accurate for the general Brentwood population:
September Sales
| # of homes Sold | List Price | Sales Price | Days on Market | Difference | |
| 2008 | 36 | $567,006 | $542,395 | 115 | -4% |
| 2009 | 34 | 525,936 | 494,328 | 110 | -6% |
October numbers were very similar to September for both years. This time we never put in the over 1 million dollar homes because it through the averages off too much. For example, in October, 3 homes sold for over $2,000,000 and none in the 1 million dollar range.
Brentwood TN Real Estate October Sales
| # of homes Sold | List Price | Sales Price | Days on Market | Difference | |
| 2008 | 36 | $562,205 | $537,597 | 106 | -4% |
| 2009 | 35 | 519,736 | 497,147 | 98 | -4% |
You can see that the two months are very similar indeed. Where sales were up in general in middle Tennessee by almost 23%, that did not include the upper end price market. The average sales price of the homes sold in Nashville during the months of September and October were under $200,000. As these homes continue to close, we are seeing the market in the $300,000's pick up. I can remember falling in love with the Disney characters Chip & Dale when I was a kid. However; as cute they may be in on the silver screen, in the back yard they can be very destructive.
Having created a backyard natural area with the water features and plants, the setting was a perfect invitation for critters of all types. And yes, the chips, thinking that this was prime real estate in which to raise a fam, moved in - lock, stock and barrel.
While cute to see at first, cuteness soon wore away when I discovered that they were
gnawing holes in the underground pump lines. And, who wudda thunk that they would chew holes in the pond liner? Gr-r-r-r! Several hundred dollars and much aggravation later, the decision was made. Cute or not, the chipper relocation program had to commence.
Humane, small animal traps can be purchased rather inexpensively from many on-line retailers. Once an animal is trapped, they will be frightened. During the trip to their new home, cover the cage with a towel or blanket. This gives them
security and comfort during the ride to their new home.
As always, wear leather gloves when handling cages that contain wild animals. Many have rabies, and wild animals big or small bite when frightened.

Yesterday, ActiveRain member Richard Weisser wrote a post about the beauty of everyday nature. His eloquent words prompted me to go through some of my old photos. Photos that capture what often goes by unnoticed. Scenes that we far to often do not see or take for granted...
