Dyersburg,Tennessee like most small cities across the country is having its share of job losses. I own rental property in Dyersburg and a few of my tenants have been laid off.
However, for those willing to look hard, there are other jobs available. They may have to drive to Alamo,Tn(new factory opening there) or to Ripley or to Blytheville,Arkansas.
I admit the jobs are getting harder to find but if one is willing to be diligent in their search, they will still be able to find another job if laid off.
Most if not all of these jobs begin as a temporary worker through manpower or some other temp but after 90 days of probation they become full time workers with benefits.
I personally believe all the stimulus being pumped into the national economy will soon begin to help wall street and main street and also help the local economies. I really like the tax credit(up to $8000) for purchasers of homes(must not have owned a home in last 3 years). I do believe the president will have to offer some tax credits for purchasers of new cars(better than current incentive he got passed). This will have to happen in my opinion!
There is light at the end of the tunnel so hang on until the good times come back again!

This morning when I got into the office I pulled up the solds for our MLS last week. There were actually 4 solds that came up for the last 3 days.
I did an analysis of this data down below
The house located at 225 Empire was originally listed for $154,000 and was on the market 231 days. This house was finally reduced to $149,900 and sold for $139,00 after closing costs were paid for buyer. This price is 95% of the state accessed value.
The house located at 875 Wesley was listed for 219 days with original list price of $132,900 and reduced to $114,900. The house sold for $103,000 which is 87% of the state accessed value of $118,400.
The house listed at 733 St. John was on the market 84 days with original and only list price of $64,900. This house sold for $63,500 which is 93% of state accessed value of $68,500.
The house listed at 675 Andrea was on the market 255 days with an original list price of $91,500. The final sales price after deducting closing costs paid for buyer was $83,300 which is 92.5% of the state accessed value of $90,000.
Here are the results of my analysis:
1. Houses listed too high remained on the market a long time.
2. If you throw out the high and the low sales price to state accessed value % you end up with about 92.75% of sales price to state accessed value.
3. Houses sold and financed with government backed loans like THDA or FHA generally sold a little higher % than the average I came up with here.
If you are considering selling a home in the Dyersburg area, generally speaking the value will be somewhere in the 90-94% of state accessed value.
It appears that the Dyersburg Tn real estate market is starting to pick-up and for houses priced at or near their real value, these should sell within 3-4 months.

A few days ago, I wrote a post about our company selling almost all of the HUD foreclosures in the Dyersburg Tn area.

Today an article came out in the local paper(Dyersburg state Gazette) about Dyersburg High School being recognized by U. S. News and World Report for excellence in education.
Twice Dyersburg High School has been recognized as a Blue Ribbon School. Now Dyersburg High School has been awarded a bronze medal based upon criteria including college-prep curriculum and achievement scores across the curriculum.
I personally have fond memories of Dyersburg High School and was in the 10th grade when the high school was built and put in service. The school has excelled over the years and has also been updated and others wings and buildings built on the campus. Here is a link to the website for Dyersburg High school.

A couple of days ago I met with a family planning to relocate to the Dyersburg,Tn area. Actually, one of the family members is relocating with a company called Southern Pride/Yield King.
This company is relocating a manufacturing facility that was totally lost a few weeks ago do to the roof caving in from heavy snow sitting on top. Their facility which they are planning to open by April 1st is located in Alamo,Tn which is about 25 miles south of Dyersburg,Tennessee.
They will be relocating only a few employees but plan to eventually hire up to 30 hourly employees from this area. To get the manufacturing off the ground, they are hiring through ManPower and Labor Finders. I am familiar with manpower which is here in Dyersburg but not familiar with Labor Finders.
I was told that right now they are looking to employ mig welders and eventually will hire others later on.
