The Total Market Overview for February shows that the pending ratio went back up from 1% to 6.2% indicating that February sales will be weaker than the 4th quarter of 2009 but much better than January 2010. The inventory in Williamson county that was going steadily down has jumped in just one month back to the level that is was 6 months prior.
The Westhaven average sales price continues to decline and is now below $160/SqFt. The number of active homes for sale rose to 65 at the end of January. As the residents and the buyers that have been traveling through Westhaven in search of a home can see there are many new homes under construction that are going up quickly. The increase in listings in typical for the time of the year and isn't a concern.
Another Foreclosure Property has popped up in Westhaven at 410 Weld Elm Street. The price is $122.9/SqFt and it will have a negative impact on home values in the neighborhood. See more details on this property via my website. This property was listed after February 1st but we wanted to make you aware of it as soon as possible.
Six (6) properties are pending for sale at the time of this report. Eight (8) of the 10 withdrawn properties were re-listed for sale, two (2) of those with price reductions.

I'm not known to be a shopper. In fact, I HATE shopping. You won't normally find me near a mall. In fact, once a year (at Christas, to be exact) is about the only time I'll step near one - and only then so my little one can see Santa!
There is an exception to this rule. Home Depot, Restoration Hardware (if there were one close-by), Williams Sonoma, etc. Now THERE I could spend some serious money (if I had money to spend!). In my past, when times were good, I've been known to drop a pretty penny on stuff for the house. Unfortunately, this economy doesn't allow for that. (DUH... like you didn't know that fact!)
Awhile back, my neighbor mentioned a nearby store called Rooster Tails that specialized in country/cottage type furniture. Now, country cottage isn't exactly my style, but I liked some of the pieces in her home and decided to check it out anyway (especially since we are in DESPERATE need of a linen closet for some extra storage around here).

As I entered the shop, I was surprised. I wouldn't call it country/cottage. My impression was a lot of the furniture seemed to be "antique reproduction." Everything there, despite being made on the premises, appeared to be very old. It's pretty cool! You can find almost everything for your home - Farm Tables, Kitchen Islands, Hutches, Beds, Beds, Plasma TV stands - basically, if you need it, they have it. If they don't have it - they'll make it for you.

Being located in Franklin, TN, I was afraid the prices would be through the roof. Surprisingly, they were VERY reasonable. In fact, I just purchased a 4' x 8' linen cabinet - CUSTOM MADE - for about 1/5 of what one would have cost at Ethan Allen or some other high end retailer. The lower price, however, requires patience. My closet won't be available until the end of the month. In the meantime, just knowing it's on its way is enough for me!

Snow in Franklin TN is an unusual sight. It only snows here once or twice a year and usually melts within a day. However, the combination of snow and ice with temperatures dropping into the teens at night has caused this latest snow to stay for a few days. After being couped up in the house because of bad road conditions, I decided to venture out. This is what I saw on the way home. I didn't have my camera with me so I snapped these photos with my iphone. You can't tell in this picture but the trees in the background were covered with ice. They glistened in the sunlight. It was beautiful.
