FINANCIAL HELP FOR 2009

THE DANEIL HAYES TEAM: Real Estate Agent in Murfreesboro, TN
Financial Peace of Mind

It's that dreaded time of the year again, time to start preparing your tax returns. And since 2008 was one of the toughest years in the history of our financial markets, this also may be a time that many of us learn exactly how much of a hit our investments and retirement accounts actually took this year.

With this in mind, the most practical financial advice we can offer right now is to consider a Certified Public Accountant. An experienced CPA not only helps you navigate complex tax codes to save you money and possibly additional financial losses, he or she can also offer a new perspective on your financial goals and needs, providing a peace of mind that we can all really use right now, especially if you're one of many Americans who suffered significant losses in 2008.

Remember, your accountant should be an extension of your overall financial plan, someone trustworthy who you can count on throughout the whole year to provide information and advice you need to succeed. If you need help finding someone you can trust, we'll be glad to refer you to one of the great CPAs we work with on a daily basis to help our clients reach their financial goals. Please, don't hesitate to give us a call.

Let's Make a Deal

Marketing studies show that it costs companies nearly five times as much to get new customers than it does to keep the ones they already have. During tough times, companies have to fight even harder to attract and, more importantly, to keep your business. This means you suddenly have more power to negotiate for the best deals on everything from cable to credit cards and insurance premiums to telephone service and internet providers. Pull out your checkbook and review all of the services you currently use and how much you pay. Make a list of essential services and those you might be able to live without. Do a little research and see if you could be saving with different companies or by bundling services together. Then get on the phone and start negotiating. With competitors anxious to take your business, you may be able tosave yourself a lot of money simply by asking your providers for a better deal, especially if you've been a loyal customer. The best part is by saving a little money on the essential services that you need, you may not have to cancel the others that you like.

Government Bail-out for Home Owners

Before you file your taxes this year, don't forget about the $7500 tax credit for first-time home buyers, which was enacted by the 2008 American Housing Rescue and Foreclosure Act. Designed to help stimulate interest in the housing market, this temporary provision provides a first-time home buyer (someone who hasn't owned a home in the last three years) a tax credit of up to $7500 for homes purchased between April 8, 2008 and July 1, 2009. Basically the tax credit, which must be repaid over 15 years, is an interest-free loan from the government to help you offset the costs of home ownership.

But here's the best part. The law allows qualified taxpayers to take the credit against either their 2008 or 2009 taxes. This means, if you qualify, you can buy a house this year before July 1st and receive the credit on the 2008 tax returns you're filling out right now. Imagine having an extra $7500 in cash to pay bills or credit cards or even pay for renovations on your new home. If you choose to utilize the credit on your 2009 returns, your tax professional can help you reduce income tax withholding up to the amount of the credit. This will help you to increase your take-home pay throughout the year to save money for a down payment for a qualified purchase before July 1st.

There are certain income restrictions and rules for repayment, but give us call today to learn more about this valuable government program for first-time home buyers.

New and Improved Phishing Scams

By now, most of us are likely familiar with and are able to detect "phishing scams," phony emails sent from fraudulent websites to lure our personal information away from us. But, according to internet security experts at Trusteer, there is a new advanced phishing scheme in the works that doesn't rely on email. The new scam tricks users into giving away confidential information while online at secure banking websites.

How does it work? This new "in-session phishing" attack creates pop-ups while you're signed in with your real online bank. The pop-up, with your bank's recognizable logo, asks for details, such as passwords and account numbers. For example, one pop-up warns that your session has expired and asks you to log in again. Another asks for additional personal information.

Don't let this happen to you. While b anking online, don't have any other web sites open. Be sure to log out completely before leaving, and do not respond to or click on any pop-ups.

Enthusiasm

Just a quick word for the new year. As the media (groan!) continues to tell us that the sky is falling and we see colleagues retire licenses, where is your heart and mind?? Markets like the one we are in can certainly lead to desperation, but our response to that desperation will define our character and ultimately our success in real estate and in life. As for me, I am hungry and I am rolling uo my sleeves and getting busy. I know that my fellow active rainer's will also! Hope to see you on the other side. As this market drive the less serious away (you know, the ones that think real estate is easy) the opportunity for the rest of us will grow. Be hopeful, be persistent, and take care of your clients. Good luck in 2009! Kim

Living in Murfreesboro has a whole lot of benefits, if your thinking of moving, this is the place you want to be!

My last five years in Murfreesboro have been very enjoyable and I have found many things in this town that I absolutely love. A year and a half ago Lisa and I got our first dog, Charlie a Dalmatian. Then about 10 months ago we got Olivia, a Beautiful chocolate Cocker Spaniel! Since getting our two pups, I wanted to share some of the best things for pet lovers that I know about!

First off, you will love The "Bark Park" even the biggest backyard can't compare to the amount of fun your pups will have running, playing, wrestling, barking and sniffing they will get to do at the Bark Park. At any given time there are several canines out there to play with. Its a great way to meet other dog lovers in Murfreesboro and make friends! A good twenty minutes at the Bark Park is enough to wear your pooch out. Another plus is that the bark park is connected to the "Award Winning" Murfreesboro Greenway, which stretches all along the stones river! You can walk for miles getting a great excercise as well! In our house just mentioning the words "Bark Park" creates a level of excitement that can barely be contained!

Finding a good vertrinarian can be tough! If you want the best then you must go to, Brogli, Lane, Weaver & Alexander Animal Hospital. They have served the veterinary needs of Murfreesboro and Rutherford County since 1964. These guys are state of the art! Their clinic allows them not only medical but surgical care for dogs, cats, and other pets. A veterinarian is on call 24 hours to provide emergency service. The place is ran by four guys that really care about what they do, they care about their patients and their customers. They are always right on price and want to make everyone happy! With that being said, Charlie and Olivia do have their favorites. Dr. Brian Alexander & Courtney, followed by a close second of Dr. Weaver... (I must note our pups are very biased, Brogli gets bad wrap because he had to perform a caudectomy on charlie) It was neccessary though, and I wouldn't want anyone else other than Dr. Brogli to do it! They are located at 1807 North Broad St., call them- 615.893.1728

Having a Cocker Spaniel calls for lots of maintinence and its hard to keep her looking gourgeous. So when you feel like pampering your dog, Call Mr. Scrubs Zoom & Groom! Mr. Scrubs' Zoom & Groom is a family owned business located in Murfreesboro. They use a mobile van unit to come bathe and groom your pet! You never have to leave your house! EXPERT Groomer, Holly Keele, is a graduate of Nash Academy in Lexington, KY where she studied Canine Cosmetology. Holly has thirteen years experience as a groomer and a veterinarian assistant. She is the most prompt person I have ever met! 615-896-5559 - Call her!!

I hope you have enjoyed reading about some of my favorite things, If you havent already give each suggestion a try. I will almost gurantee you will be glad you did!

Local Realty Company to Offer Online-Only Auctions

A local auction company is attempting to reach a wider audience by offering online-only auctions. “This is going to make it more convenient for our bidders to bid from the comfort of their homes,” said Carl Montgomery, auction manager of Comas Montgomery Realty & Auction Co. Comas Montgomery is holding the auctions on its Web site at www.comasmontgomery.com, using its own in-house online auction software. Montgomery said using its own software keeps the company from having to charge bidders additional fees. With the continued popularity of online auctions as eBay and Live Auction, Comas Montgomery is planning to hold several online auctions in the upcoming months for both personal property and real estate. “It will never replace the traditional auction,” Montgomery said. “It is another tool that our company is able to offer.” Comas Montgomery is a member of the MarkNet Alliance, a network of 32 auction companies, which gives the company nationwide marketing resources to compete with the big name auction sites, he said. Year to date, MarkNet companies have sold more than $40 million worth of merchandise online. Montgomery said online auctions are marketed and handled the same way as a live auction, which includes the opportunity to view property before bidding. Also, if a person bids in the last 10 minutes of the online auction, the auction is extended by 10 minutes. The winning bidder pays for items when they pick them up. Montgomery said auction bidders who aren’t computer savvy are welcome to come to the Comas Montgomery office at 817 S. Church St. to bid on online auctions. Comas Montgomery’s first online-only auction began Dec. 19. Just four days into the auction, more than 1,406 bids were placed. The personal estate auction features a luxury RV, work trucks and other vehicles, a bulldozer, hand tools, jet skis and boats. Bidding ends Jan. 6.
