Westhaven Homes for Sale | Westhaven Golf Community in Franklin, TN Market update Feb 2010 | Sell My Home in Westhaven | Listings in Westhaven Franklin, TN As the Grumbles Team analysis of the Total Market Overview report for Williamson County in January 2010 predicted, the sales for January were few and far between. Westhaven had 1 sale in January 2010. The 6 month prior closing count was the lowest we have seen since we started tracking it in August. See the Westhaven Feb 2010 chart here. So will sales pick back up in February?

The Total Market Overview for February shows that the pending ratio went back up from 1% to 6.2% indicating that February sales will be weaker than the 4th quarter of 2009 but much better than January 2010. The inventory in Williamson county that was going steadily down has jumped in just one month back to the level that is was 6 months prior. The Westhaven average sales price continues to decline and is now below $160/SqFt. The number of active homes for sale rose to 65 at the end of January. As the residents and the buyers that have been traveling through Westhaven in search of a home can see there are many new homes under construction that are going up quickly. The increase in listings in typical for the time of the year and isn't a concern. Another Foreclosure Property has popped up in Westhaven at 410 Weld Elm Street. The price is $122.9/SqFt and it will have a negative impact on home values in the neighborhood. See more details on this property via my website. This property was listed after February 1st but we wanted to make you aware of it as soon as possible. Six (6) properties are pending for sale at the time of this report. Eight (8) of the 10 withdrawn properties were re-listed for sale, two (2) of those with price reductions. This week we had a tragedy in our family; our dog fell off of our truck and died. We took her to Healthy Petz in Spring Hill because it was near the accident. Dr. Zavaro did everything he could to help. Everyone there was understanding and very helpful. I feel like we were being taken care of and our dog was their top priority. Even though Leia, my dog, did not make it, I am happy I took her there. Below is their website. I highly recommend this Vet!

New schools in Spring Hill, TN

I wanted to get the message out to everyone about the new elementary school opening in August 2010 in Spring Hill. The school is Allendale Elementary and now has it's own website; http://www.wcs.edu/ades/

Last night, my son and I went on their website to vote on the new mascot and colors. We are very excited about this new school because it is in walking distance from our house. Riley, my son, cannot wait to ride his bike every day to and from school.

I am confident that these new schools will be just as great as the rest of Williamson County's fine learning establishments.
