MARKET UPDATE: Addison's Valley of Bent Tree Condominiums 1/1/09 - 6/30/09
There is currently only one unit for sale, priced at $64,000 and it has one covered parking space assigned. A pool and tennis courts are in the complex.
There have been 4 sales in the complex since January 1st, with $95.03 being the average price per sq. ft. (up from $90.80 for the previous 6 month period). Units sold from a low of $63,900 to a high of $94,900. The highest sale was at $101.21/sq ft, up from $95.72/sq ft for the previous 6-month period.

MARKET UPDATE: Pecan Square Condos in Addison, Texas 1/1/09 - 6/30/09
There are currently no units on the market in the Multiple Listing Service for the Pecan Square
Condominimums.
There has been only 1 sale in the complex since January 1st, at $127.10 per square foot (down from $129.94 six months ago). The 2 bedroom unit sold for $121,000 (as compared to the previous sales six months ago at $123,500 and $123,900).

Addison, Texas has not been as hard hit with foreclosures as other parts of the country, but foreclosures do exist here. The foreclosure auction is held at the county courthouse on the first Tuesday of each month. Properties on the following streets are posted for the August 4, 2009 auction and include one condo, one single family home, an office building and a shopping center.

If you think you might be interested in purchasing a property at the foreclosure auction, I suggest that you attend the auction for a few months, learn the procedure, and do your research about any property you might want to bid on. In Dallas County, the auctions are in the basement of the courthouse and trustees representing multiple banks sell at the same time. It's quite an interesting process. Only about 5% of the posted properties sell. The rest are taken back by the banks and may eventually be listed through real estate agents. It is usually the properties with lots of equity that sell.

New School in Addison - Public Information Meeting
Please join the Town of Addison and Dallas Independent School District officials along with the architects to
learn more about the new school and its design, Wednesday, July 15, 2009 at the Addison Athletic Club; 6:30 PM.
Childcare services will be provided on site during the meeting. Please contact the Athletic Club staff in advance at 972-450-7048 if you wish to attend the meeting and use childcare services.

Addison does not have it's own School District. Most of Addison falls within the DISD; part is within the Carrollton/Farmers Branch ISD. There are currently no public schools within Addison, but this new elementary school is to be built in Addison on property owned by the DISD at Loos Field House on Spring Valley Road.

In the past 6 months, there have been 43 sales in Addison. That may not seem like a lot, but there are only 15,000 residents in Addison and many live in apartments. Addison home prices have held up well during these economic times. Addision is a great place to live, work and play.
