I have been a customer of Market Leader since 2006. I was one of the first customers to sign up for the now popular Growth Leader product. I have spoken to hundreds of potential customers on behalf of Growth Leader.
My personal growth leader website is www.servingcypress.com
I also own another link called www.yourhomeinhouston.com
While checking out my SEO progression I noticed that Growth Leader created a website called: www.youhomeSinhouston
They basically took my link and added an S to the word home. Should I be irratated that I'm competing with this site? Was it too close to my own link to copy? I know they haven't done anything wrong, but it seems they could have used a little discretion when deciding to create a website name. You should also know that both sites are DIRECTLY in my market - Cypress!

There were nine homes which SOLD in the Northlake subdivision during the last 8 months ending 8/30/09. There was only one short sale (pre-foreclosure) which is GREAT news in these times of economic distress.
The price per square foot for homes varied greatly from a LOW of $58.97 for the pre-foreclosure to $87.48 for one of the larger homes with a pool. The average price/sq. ft. for the subdivision was $74.10. Various factors contribute to a home's ability to garner a higher price per sq. ft. such as location, condition of the home, upgrades throughout the home, seller's necessity to sell quickly, and the listing agent's ability to negotiate well on behalf of his or her client.

Eighty nine homes have SOLD this year in Coles Crossing, with eight of those closing in the month of August! The price per square foot ranged from a LOW $68.51 to a HIGH of $101.49. This is a RECORD HIGH FOR A HOME IN COLES CROSSING WITH NO POOL!! The lowest price/sq. ft. home was VA financed, while the highest price/sq. ft. home was a conventional loan. There was one other conventional sale. Two home sales went to cash buyers (which I always like to see) with the remaining three choosing FHA financing. Why do I like to see cash buyers?? In most cases, it means a quicker closing for my sellers AND it brings some stability to the neighborhood (ie no chance of that home going into foreclosure)! For the last six months, there have been 22 SOLD signs for FAIRWOOD!! There is actually a NEED for MORE homes to go on the market in this subdivision! Currently there are only 14 on the market and FIVE already have a contract on them!!

Pricing your home does NOT have to be a tough balancing act!! :) I will share with you what homes have been selling for!! The lowest price/sq. foot was $51.79 while the highest price/sq. ft. was $72.47. Of the 22 homes SOLD, an AMAZING NINETEEN were FHA financed, only one cash, one conventional, and one VA loan. Also good news: only 2 of the 22 were foreclosures :)

Avg. price /sq ft. was 62.79. Of course, this number could go up or down depending on age, condition of the home, upgrades, and LOCATION, LOCATION, LOCATION!! Fairwood has great schools, wonderful facilities, and mature trees which makes it a highly sought-after neighborhood.
