"What's Up"?
Ever since this Budwiser commercial came out my kids keep coming up with this "Whaaats Uuuuuup" comment. Although somewhat humerous at first - it is now a little annoying. Wanna hear it?
When your are looking to find out "What's Up" in the Blackhawk, Pflugerville Real Estate Market, you only have to ask. There is a lot to love about Pflugerville and the Blackhawk area. We are a beautiful Master Planned Community and we are Pflugerville's only Golf Course Community. Unlike some areas of the country, our market is doing OK.
We currently have 59 Active Listings in Blackhawk. We have 15 home sales pending. And we have 9 homes that have sold (that were listed in the Multiple Listing Service) since January 1, 2009. This does not include Builder Sales that were never listed in the Multiple Listing Service. Of the homes that sold, all sold for within 3% of the list price except one that was a builder's inventory home.
I've lived in Pflugerville for 17 years and I have lived in Blackhawk for the past 8 years. I love the neighbors, the schools and the amenities. So, although the housing market is not on fire there are some embers starting to ignite. And with the interest rates at their lowest since the 70's I think we'll see a lot more movement in the next few months.

Since it's located about 1.5 miles from my house, I have been watching Stone Hill Town Center take shape for some time now. My wife and I relish the thought of having even closer shopping options, especially since we are now expecting our fourth child and traveling time seems even more at a premium.
Currently, the only stores open are the Home Depot, Mattress Firm, and Verizon Wireless. Very soon, that will change, as Best Buy is slated for its grand opening on February 27th, with Bealls Department Store and the SuperTarget store both opening in March.
There are a handful of restaurants that are planned for the perimeter of the project, including Chick Fil-A, Jamba Juice, Panda Express (Chinese), and Schlotzsky's. Chili's was planning to place a location at Stone Hill, but this has been put on hold for now.
The development encompasses 96 acres on the southwest corner of 45 and 130 (both toll roads), and will feature over 500,000 square feet of retail and restaurant space. Other businesses which have already claimed space at Stone Hill Town

Additionally, they are planning for office space on the property in the not-too-distant future. I look forward to the convenience that this will bring, along with the potential for lower property taxes in the area as more sales tax begins to roll into the city coffers.

In the upcoming months, two separate but related road construction projects will bring better access to the southern part of Pflugerville.
The first phase involves connecting Heatherwilde Boulevard to Howard Lane (south of Wells Branch). Additionally, Wells Branch will be extended and connect through to the section attached to Dessau Road. This phase is set to be completed in April.
The second phase entails widening Wells Branch Parkway from I-35 to Heatherwilde. It will be a four-lane road. The project was bid in January and the construction should begin later this year.
As a longtime resident of Pflugerville (almost 14 years now), I have been very pleased with many of the road projects locally, not to mention the toll road system, which has dramatically improved access to shopping, restaurants and even my own office.
According to the Pflugerville Community Impact newspaper, one of the city engineers thinks that the new road projects will increase the desirability of commercial projects both along Wells Branch Parkway and Dessau Road, within Pflugerville's jurisdiction.
The $10.8 million pricetag came from a variety of sources - bond money from Travis County, and a public-private partnership in which three landowners donated the right-of-way, necessary easements, and cash.
