Taking a Look at the Schertz Texas Real Estate Market

As we enter into 2012 with enthusiasm that this is going to be the best year ever, it's always nice to go back and not only look at the current Schertz Texas Real Estate Market to see how we are doing, but to go and check out how the market held up throughout the year. This not only gives us an idea just how stablethe market was, but perhaps gives us an idea of where the market is heading. With the national media foretelling doom and gloom reports on real estate, it's always helpful to know that Real Estate is highly localized and what may be going on in one State or area may not hold true for this area.

Current Schertz Real Estate Market Statistics

The current Schertz Texas market shows that there are 129 Schertz Texas homes for sale with an average list (sale) price of $189,939 with an average square foot over a little over 2300. The current days on market is 143. There are 3 pending sales and 4 homes that expired. In December 2011, there were a total of 15 homes that Sold successfully in Schertz Texas. The median list price for sold homes in that month was $209,225 and the median sold price was $204,000. This gives a list price to sell price percentage of 99.7%. I give you the percentage to let you know that the majority of homes that sold in Schertz were listed right at market value. This tells you that although it may be a buyers market, homes don't generally sell way below market value and that sellers are serious about listing at a correct price to give buyers value for their money.

Looking at the Past

Now for a look back in the past. For your information on how the Schertz Texas Real Estate marketperformed for the past year, I have provided comparison charts for not only 2011 but of 2010 by month so that you can get a visual on how the market did overall. First we start with the number of sold homes in Schertz for the past year. In 2011 (purple), the market follows a typical trend, less homes selling in the winter months and big spikes in the spring and summer months. Nothing really new there, although one must note that homes in Schertz and around the San Antonio Texas area still sell in the winter months, so if you need to sell, no worries.

The comparison to 2010 also doesn't show anything remarkable. There were a few months in 2010 that the number of sold homes beat out 2011 with a marked difference in December. This could be the result of fears about the economy and of the Real Estate market in general. Although this is not surprising, it lets me know that I need to inform you a bit better about the Real Estate in our market a bit better so that I and other Real Estate professionals allay your fears a bit better. As you will further see, National Reports about Real Estate downfall doesn't truly apply to the Schertz Texas Real Estate Market. Now, let's move on to the sold prices of homes in Schertz. Have we experienced the market crash here in Schertz in the past few years. In my opinion and with the comparison between the market in 2010 to 2011, I would say no. If you look closely, in March, April, May and August of 2010 Sold prices show a slight increase over values in 2011 with the biggest increase showing in August. However, if you notice February, June, November and December of 2011 show sale price increases over 2010 with both November and December showing a major increase. When you look at the chart as a whole, it is relatively consistent across the board.

Putting the Schertz Texas Real Estate Market in Perspective

So what does this all mean for the Schertz Texas Real Estate Market? It means that our market is healthy and is relatively stable. Again, real estate is highly local and although National media can be listened to, you should consult a Schertz Texas Real Estate Professional to give you specific information about your area.

Currently there are 112 Active listings or Available Schertz Texas Homes for Sale. The average list price is $185,639.00. There are 4 pending sales and 4 homes that expired on the market in November. The current Cumulative Days on Market for Active Schertz Texas homes for sale is 140 days.

Schertz Texas had a total of 14 Sold Homes in November, with an average square footage of 2295. The average list price of the Schertz Texas homes for sale for the month of November was $207,605.00 with the actual average sold price being $206,519.00.

Schertz Texas Market Report

Trending the Schertz Texas Real Estate market from November of 2010 to November of 2011 showed that in November of 2010 the Average List Price of Schertz Texas homes for sale one year ago was $274,930.00 with the Average Sold Price being $151,090.00 with days on market being 123. Now when I pull up the trending report for November 2011, the numbers vary slightly from the numbers in my Market Report and I can't tell you why. It states that the number of Sold homes in Schertz Texas for last month was 23 at a sold price of $196,642.00. My only guess is that they have added a different type of property in the trending report. No matter however, as you an see the Sold Price of November 2010 as compared to the Sold Price in 2011 varies greatly at an increase of a little over $45,000.00. That's good news for the Schertz Texas Real Estate Market. That tells you that even with the news of the economy, the Schertz Texas Real Estate Market is holding its own :)! I will continue monitoring the Schertz Texas Real Estate market from month to month. With this data we can determine if the Schertz Texas Real Estate market is remaining stable, improving or showing any decline. So far, everything's lookin up :)!

This months Schertz Texas neighborhood spotlight is Jonas Woods. Jonas Woods is a prestigious neighborhood in Schertz Texas. This means that lots of folks really want to live there and why not. Jonas Woods is a semi established neighborhood in Schertz that has a pool, park, play ground and jogging trails. The majority of homes in Jonas Woods are built by Wilshire Homes or Plantation business spotlightHomes. Currently there are only 3 homes available for sale in Jonas Woods, (which tells you people don't want to leave). Homes sizes are from 2400 square feet to a little over 2700 square feet with prices that range from the high $230s to the high $270s. Jonas Woods is located in the acclaimed Schertz-Cibolo-Universal City Independent School District and is close to Military Bases such as Randolph Air Force Base and FT Sam Houston (Joint Base San Antonio), TX and very convenient to shopping. You can get to Jonas Woods by traveling on I-35 and exiting off on Schertz Parkway, take your first right and you will find it on your right hand side. Recently I sold a home for some wonderful clients who moved out of state to fulfill their dream of retiring to a golf course community where they could be closer to their friends. I met the buyer during the transaction and she seemed very nice.

But you know what is not nice? Her obnoxious dog. Four times in the last couple weeks since she moved in, he has dug under the fence and popped up on our deck, scaring the cats out of their wits and getting mud on the patio.

digging dogYes, the dog lives behind me now, along with its friend, another dog that is not a digger. It is a barker. So even when I don't actually see a dog, I can often hear a dog instead.

I like dogs, but just as with children, I think they should be trained to not annoy people.

I miss my old neighbors even more now, with their sweet, well-trained dog. I never even knew they had a dog until I went to their house to talk to them about selling it. Sigh.

This gives a percentage of List Price to Sold Price of 98.0% which tells you that pricing for homes listed for sale and that sold in Schertz Texas for the month of October were fairly consistent with the average days on market being only 83 days. Since San Antonio Texas area homes for sale listing times have seemed to lengthen for a lot of areas where homes consistently stay on the market for longer than 180 days, this tells you that Schertz Texas is considered a desirable place to live with homes that are priced right!

Trending the Schertz Texas Real Estate market from October of 2010 to October of 2011 showed that in October of 2010 the Average List Price of Schertz Texas homes for sale one year ago was $181,282.00 with the Average Sold Price being $166,096.00 with days on market being 94. As you can see, it looks as though the listing prices of Schertz Texas homes for sale have risen since 2010, and the actual Sold price has increased by $23,815.00. That's a little over a 1% increase in the Sold Price. If the Real Estate market trend continues from month to month, we can determine if the Schertz Texas Real Estate market is remaining stable or improving just as we did for the Cibolo Texas Market Report. As news across the nation has many doom and gloom reports on the National Real Estate Market, we need to remember that Real Estate Market forecasts are highly local. Where a lot of areas outside of San Antonio Texas and surrounding cities are seeing decline, we are actually seeing stability and growth!

The neighborhood in Schertz Texas I would like to spotlight this month is Greenshire.

Greenshire Oaks

Greenshire is an established neighborhood in Schertz Texas located on FM 3009 from I-35. Actually Greenshire consists of several different Greenshire Subdivisions in Schertz Texas. The neighborhoods are well established with homes being build around 1998 and by several different builders such as KB Homes and Plantation homes. Landscaping is well developed with some of the homes located on greenbelts and definitely with mature tress.

Greenshire Street

Greenshire consists of single family homes from 3 bedrooms and up and from 1 to 2 stories. Currently there are 10 homes available for sale in the Greenshire Neighborhoods. Homes sizes are from a little over 1800 square feet to over 3500 square feet with prices that range from $158 to $287.
