I am so often asked, "How's the real estate market?" that I plan to offer a monthly snapshot for those who are interested in Rockport, TX and Fulton, TX real estate.

The market in January was slightly slower than in Dec. 2011. 30 single family homes were sold in December, while only 14 were sold in January. The median sale price was slightly lower. December's median was $202,500, while January was $185,750.

4 condos were sold in December. None closed in January, however, 5 are now under contract. The median sale price of those sold in December was $139,500 and the median asking price of those under contract now is $139,000.

The ROCKPORT real estate market continues on an upswing....

Sales ranged from $68,000 - $655,000
Sold/Listed % averaged 91.44%
$$ per square foot averaged $138.68
The average days on the market 192

There were more homes sold in 2011 > 2010 and the Sold/Listed % was slightly higher in 2011... the $$$$ per square foot rose a little more than $10.00 per square foot....overall the median price came in at $110.00 per square foot...

The TOTAL $$$ sold in August this year was $1,932,500 ABOVE September sales last year....

LAMAR PENINSULA

Just over the Copano Bay causeway lies the community of Lamar. The original town, named after Mirabeau B. Lamar, the second President of the Republic of Texas, is gone, but the spirit of the original settlers remains.
