Homes Sales Information and Statistics for Meadowlakes, Texas for 2011

If you are thinking of buying or selling a home in the Meadowlakes area, following is the sales data for 2011 for single family,
non-waterfront homes. Inventory levels have crept up a bit this year and sales have averaged about 3 homes per month
(which gives us about 14 months worth of inventory). The Average Days on Market increased as the year progressed and
the Average Price per Square Foot dropped. Hopefully this trend will start to reverse itself in the first quarter of 2012. Homes are selling, but need to be appropriately priced.

Selling a Home in Meadowlakes: Inventory levels have risen as the year has progressed and there is now over one year's worth of inventory. What this means is that it is taking longer to sell a home on average, the price per square foot has dropped on average and overall, your home will likely sell for a bit less. Given this trend in the neighborhood, as a home seller, the following things may help you to get more money for your home and potentially sell it quicker.

  • Make sure your home is well maintainted. Fix any little broken or damaged items. Be sure that your home is freshly painted and clean and tidy. Spruce up your yard, rake leaves, trim overgrown plantings.
  • Have your real estate agent look through your home and advise you about staging. Some agents, such as Paragon Property Group can assist their clients with staging and can provide some staging items to help a vacant home show and photograph better. You may benefit from paying a professional home stager in some cases. Believe me, it is well worth the any money you spend - your home will be most appealing to buyers in the market place. And, remember, almost 90% of all buyers start their search for a new home on the internet - your home needs to photograph well to even get them to make an appointment to take a look. Put your best foot forward. Professionally done photographs can also be of great benefit - better photographs on the internet will likely mean more "hits" on your property online.
  • Price your home appropriately. Overpricing your home may mean it will take longer to sell your home and ultimately you may actually get less when you do finally get an offer. You are competing with a lot of other homes already on the market. If you really want to sell, be realistic up front. Get a market analysis on your home. Given the current sales pace in the Meadowlakes area, you need every edge that you can get in order to get your home sold as quickly as possible and for the highest price possible. Position your home well to get it SOLD!

Buying a Home in Meadowlakes: It is a great time to buy! Interest rates are still at their lowest levels, there is plenty of inventory and some great deals out there.   • Heart of Texas Wine Tours and Limousine Service offers private and group tours to wineries (or breweries or whatever works for your group, events shuttles and more!)
  • Daniel Adams Fine Art Gallery has opened in Burnet at 401 Buchanan Drive.
  • Other new openings include the Bar-B-Q Shak at 616 Buchanan Drive in Burnet and a new accountancy office opened by Michelle C. Phillips at 401 Buchanan Drive.
  • Chuspy’s Burritos is now open in Marble Falls at 1808 US Hwy 281 and serves breakfast and lunch. They are open from 9am-2pm Monday-Saturday. Also newly opened in Marble Falls is Pet Supplies Plus at 2201 US Hwy 281.
  • Show Biz Cinema has installed motion simulation seating in their Marble Falls location. There is an $8 up-charge for the seats in addition to the regular ticket price.
  • The R-Bar and Grill in Marble Falls has new owners, Kevin and Rachael Jones. They purchased the restaurant recently from Russell Buster who started the restaurant in 2005.
  • The Burnet Library has new computers for patrons and will soon offer downloadable electronic books.
  • Marble Falls High School was lauded with the 2011 College Readiness Award. Only 10% of all Texas High Schools received this award for their college prep efforts. All four elementary schools received Gold Performance Acknowledgements from the Texas Education Agency for the 2010-2011 school year.
  • The new Summit Rock Golf Course in Horseshoe Bay held its Grand Opening on Saturday, November 12th. Fore!
  • The EPA and Texas Commission on Environmental Quality have approved air permits for the LCRA to proceed with plans to build a replacement for the Thomas C Ferguson Power Plant on Lake LBJ. A new plant will use 35-40% less fuel.
  • Tony Holt of Zbranek & Holt Custom Homes is the new Building Industry Association 2012 President. Jayne Mortensen is the Executive Director of the organization.
  • Marble Falls started a $4.2M upgrade of the Wastewater Plant to give the city more water for irrigation purposes. The plan is to save drinking water by using this Type 2 effluent.

  • For a truly amazing sight to see, go to Johnson City’s Lights Spectacular! Pedernales Electric Coop lights up all the trees around their headquarters.
  • On your back home from visiting Johnson City, swing by Marble Falls for the Marble Falls Walkway of Lights along Lake Marble Falls. As you drive across the bridge you can look across the lake to see all the beautiful lights as they glisten across the lake from 6pm – 10pm through January 1st.
