Schertz Home Sales Info Jan 2010

A new year and a new look at our Schertz housing stats for January 2010. We are doing very well overall and continue to see a stable market with few dips. We continue to battle with the USPS on our zip code problem with Cibolo (78108) servicing portions of Schertz (78154) and the mailing address shows as Cibolo, not Schertz. Some agents that list here are not local and continue to post the listing as Cibolo, so it is hard to get truly accurate data until the mailing issue is resolved, but that is another post all together! And, recent buyers were told by Cibolo Post Office not to use Schertz in the mailing address as some postal workers may not know and reject the mail! Anyways, here we go for 2010 so far:

Current listings for Schertz - 132 single family homes for sale, ranging from $65,000 - $357, 085

Average list price - $185,058

Median List price - $165,000

Days on the market range from 1-739

As for sales the last 60 days, there were 34 sales ranging from $62,000 - $326,000

Average Sold price - $163,988

Median Sold price - $162,400

Days on the market - 24-619, average 141

Basically, this tells us we continue to have a "balanced" market with about a 6 month supply of homes available. An important stat is the list to sales price difference. The median list price was $165,000 with a median Sold price of $162,400 - a difference of only $2100 between list and sale. Our market continues to see solid performance early.

Cold Weather in Central Texas

OK, this is really local! the central Texas region is bracing for some unseasonally cold weather and it is important to prepare before the freeze hits. In particular, if you are not used to temperatures below freezing, a house needs special attention in the following areas:

-All exterior water lines need to be insulated. If you can monitor, it is ok to open the faucet a tiny bit to allow freezing water to not bust the faucet and escape.

-If you have a poorly insulated house, make sure any water lines near the outside walls are kept warm. You can open cabinet doors to make sure lines under sinks get adequate air flow as well.

-Cannot overemphasize that pets need to be cared for; bring inside or make sure their outside kennels/stables, etc are insulated and extra bedding is available for them. An extra blanket is a good idea.

-Plants that are native may freeze, but should come back in the spring. If you have non-native plants outside then you need to cover them or bring them in if in containers. Don't allow plastic tarps to touch the leaves as it acts as a conductor and anything the plastic touches may freeze as well.

if you are a renter - please do your part and help prevent problems. If you are an owner, these tips may save a lot of money later as some insurance does not cover frozen pipes!

Stay warm and enjoy a fire or just curl up with a book and hot chocolate. The folks "Up North" think this is nothing, but they don't have 100 degree summers either!

Just looking at the Schertz housing stats for December 09. We are doing very well overall and continue to see a stable market with few dips. My only issue is that we continue to have a zip code problem with Cibolo (78108) servicing portions of Schertz (78154) and the mailing address shows as Cibolo, not Schertz. Some agents that list here are not local and continue to post the listing as Cibolo, so it is had to get truly accurate data until the mailing issue is resolved, but that is another post all together!

Current listings for Schertz - 130 single family homes for sale, ranging from $28,000 - $364,289

Average list price - $179,631

Median List price - $167,000

Days on the market range from 2- 695

As for sales the last 60 days, there were 42 sales ranging from $20,000 - $329,900

Average Sold price - $165,485

Median Sold price - $166,250

Days on the market - 8-214, average 79

Basically, this tells us we have a "balanced" market with about a 6 month supply of homes available. An important stat is the list to sales price difference. The median list price was $166,940 with a median Sold price of $166,250 - a difference of only $690 between list and sale! Our pricing is good, not a lot of room for low offers based on this info.

Savannah Square Christmas Party

Last night the Savannah Square Homeowners Association hosted their annual Christmas party at the Schertz Civic Center. Great time had by all and we hope our volunteer membership continues this tradition for many years to come.

The really neat thing is that Savannah Square does not have a mandatory HOA and relies on the old fashioned values of community and neighborhood pride to maintain membership numbers and continue to support our little community. Over the last year our HOA has participated in the annual Ride to the Rodeo Chili Lunch sponsored by the City of Schertz in conjunction with the San Antonio Stock Show and Rodeo; sponsored a float in the annual 4th of July parade; served an appreciation breakfast to the teachers and staff at our local middle school - Wilder Middle School; help two community garage sales at no cost to members, including advertising in the local news papers; participated in the Schertz Festival of Angels annual Christmas celebration. All of this was made possible by local citizens and the volunteerism of our board.

The Savannah Square neighborhood is better because of it's members, residents, and the support of the City of Schertz in advising us and helping us maintain standards and increas our pride. Coem see what makes us so great and if you really want to be a part of a community, this is a great one to be in!

And Margie will continue to decorate our entrance monuments as long as we have a budget for her - thanks!
