A review of homes available in Tech Terrace today indicates there are 40 homes in the neighborhood that are for sale. While many people refer to the entire area from 19th to 34th and University to Indiana as Tech Terrace, technically there are several neighborhood names in that area. Several of the large homes on 19th Street East of Flint that are for are officially in Ellwood Place. Who knew? But for our purposes I will refer to the area as Tech Terrace.
Homes now available here range from $74,950 to $879,000. Let's take a quick look at these two vastly different properties.
At $74,950, the home at 2705 32nd is a small, 2/1/1, with just over 1000 square feet. It is within walking and biking distance to Texas Tech and with todays low interest rates the payments would be so affordable. The home has a new roof and hardwood floors throughout. This is an incredible buy for the area and the owner appears to be motivated. If you want a starter or student home in the area, this is a great deal.
At $879,000 is the magnificent home located at 2703 19th Street. This stately Georgian style home has 7100 square feet, is a 4/4.5/3, and has a recently added conservatory in the landscaped backyard. Creative owner financing may be available as well as a possibility of an executive lease.

This photo from a warm room was taken in Tech Terrace yesterday. We had lots of ice on trees and 1 - 2 inches of snow. It was pretty but treacherous in and around Lubbock with many fender bender accidents and broken limbs which caused some power outages.

It was reminicent of this snowy day in 2007.

I am a Realtor who really understands the appeal of Tech Terrace and other 'mature' neighborhoods such as Rush and Overton. Many of my colleagues don't get it, can't understand why anyone would pay as much for an OLD home as they would a new house. If you get it...and want to buy or sell a home in Tech Terrace, Rush or Overton, give me a shout.
Having lived on the corner of 22nd and Hartford for 5 years, I know the neighborhood. I have friends there who I stay in contact with. I miss our 22nd Street house. Tech Terrace is an awesome neighborhood and we really enjoyed renovating our bungalow. Though we have moved on, it is still in my top three neighborhoods in Lubbock.
I recently had the privilege of showing the home at 3009 19th Street. What a grand home in near immaculate condition. This Tudor Revival style home was built in 1939 and is just across the street from Texas Tech University. It features and arched quoin entryway, casement windows, half timbered gable with herringbone brick. With two bedrooms up and one down, three living areas, and a good sized basement, this home has space and style. In spite of what you might hear from certain local and national media outlets, REAL ESTATE VALUES ARE NOT SUFFERING IN LUBBOCK,TEXAS! Unfortunately many parts of the country have experienced disaster the last couple years. Fortunately, LUBBOCK,TEXAS REAL ESTATE VALUES CONTINUE TO SLOWLY, BUT SURELY INCREASE! Lubbock continues to experience conservative and steady growth.
I'm thankful to live and sell real estate in Lubbock,Texas! We are blessed with a very conservative and stable real estate market. The world of Adjustable Rate Mortgages, Artificial Inflation and Interest Only Loans did not make it's way to Lubbock,Texas. Foreclosures and Repos are NOT found in every neighborhood and certainly NOT on every city street/block!
In 2008, The Lubbock Multiple Listing Service reported a total residential sales volume of $458,851,374. The average real estate value of sold homes was $133,193 and the median was $108,500. For 2009,total sales volume was off slightly to $448,993,628. The average residential sold value was up to $134,389, with the median sold price rising to $112,900.
Residential active listings on the market in the Lubbock area are DOWN to around 1,300. A couple years ago they were in the 1,700-1,800 range. In general, we are beginning to lean closer to a sellers market in Lubbock. Really it is a fairly balanced market. However, since the inventory is beginning to decrease, it is an EXCELLENT TIME TO GET YOUR HOME ON THE MARKET! Buyers are out there and activity is really picking up. Tax credits should increase sales through the Spring months!
