Continuing the series of subdivisions in the Cedar City area, the natural progression from North Ridge is to continue to Cross Hollow Hills. Cross Hollow Hills abuts to the south side of North Ridge. It is South and West of Cedar City, it is also in the County. It is an older subdivision, by that I mean that it has filled in a lot more than North Ridge, it is about 11 years old, so it is not an old subdivision.

Like North Ridge, it is on larger lots, lot size beginning at 1.75 acres and up to a little over 3 acres. Unlike North Ridge, there are animal rights in Cross Hollow Hills, which allows you to have horses. It is like North Ridge in that it is a high end subdivision, meaning larger homes. It also has lots that offer views of both the West Cedar Valley and Views to the Mountains East of Cedar City.

My next installment of my series of Cedar City area subdivisions is North Ridge. It is located in the county, just outside Cedar City limits, but near enough to still be a good option. It is a new subdivision, which means that there are still several choice lots to build on. It is located on the west side of the mountain.

This is a higher end subdivision, it has large lots, many of which offer great views of the Cedar Valley. As I mentioned most homes are upscale and the lots are all 2 acres or larger.

This is a great new subdivision with many possibilities, the large lots, which as you can see many have Juniper or Pinion Pine trees on them, insure privacy and plenty of room!

By this time you are about to be hitched and have probably saved enough money for a down payment. After a fair amount of thinking about it, you jump over the first hurdle and decide to go for it. Now once you are focused about what you want you then jot down a list of things you want in a house. That being done the search begins. These days the task of sifting through hundreds of potential Utah County houses is not as hard. With a few mouse clicks, you can see multiple house listings and take virtual tours of houses for sale.

The key points to consider are the location and the surrounding neighborhood of the house and your estimated budget. It is important to talk with a loan officer and determine if your budget ideas sound reasonable, and get a preapproval letter if possible, this will help a lot latter on you will see. Once you have set out the criteria it's time to take yourself down to a Utah County Realtor. An efficient Utah County Realtor will pay close attention to your wants, needs, and show you houses accordingly. This will ensure that within the span of two weeks you will have a maximum number of houses to see which will fit your desired profile.

Then starts the personal viewing process, and this is a long, tiresome process indeed. Careful attention is needed when venturing out to see homes. Once you start seeing places that you like, slow down and don't make the biggest mistake of your life by jumping for the first house that you see. Even if the first house you see actually has the perfect room size, the awesome kitchen and even the ideally shaped terrace, wait. Mark it out as one of your favorites and see others. While inside the house, be thorough with your investigations and personal observations. Mark out all the things you like about the house and mark out the things that you do not like. Take a good look at all the rooms and the roof as well as if it's accessible, and make a note even if it is not.

After leaving the house rate it personally from 1-10. Also, take a good look at its surrounding location. Note the size and shape of the car parking area, and take note of the lawn and back yard shape and size. Another thing to focus on is the garage. Lastly insist that the Realtor tell you about all the defects of the house that are not openly visible. Ultimately, revisit the top selected houses to make an informed decision.

I've recently read two positive reports regarding the end of the nationwide housing crisis, and the probability of a large increase of home sales next year. Fannie Mae is saying that the housing recession has ended. Home sales are expected to rise next year by double digits, and new construction is expected to increase by more than 30% compared with this year. Utah Real Estate seems to now be about on pace with the national trends. Here are three reasons why Now is a GREAT time to buy Utah Real Estate.

Home Buying Tax Credits

The $8,000 tax credit for first time buyers has been extended through April. In addition, it has been expanded, and a $6,500 credit is available for existing homeowners wanting to buy.

Plenty of Choices for High End Real Estate

There is an oversupply of high end real estate in Northern Utah. For Utah Homes with more than 3,000 square feet; here is the inventory break down by county:
  • Logan Utah Real Estate: 11.58 months of inventory.
  • Box Elder County Real Estate: 18.6 months of inventory.
  • Ogden Real Estate: 11.93 months of inventory.
  • Davis County Utah Real Estate: 700 homes larger than 3,000 square feet for sale, 8.52 months of inventory.
  • Salt Lake Real Estate: 2094 active listings, 8.36 months of inventory.
  • Tooele Utah Real Estate: 12.14 months of inventory.
  • Utah County Real Estate: 8.8 months of inventory.
  • There are plenty of homes in the upper price ranges throughout Northern Utah, and many of these are vacant, and have been on the market for a very long time. The sellers are motivated and may accept far less than list price.

    Mortgage Interest Rates will Never be this Low Again

    Mortgage Rates are artifically low. Over the past 3 years, the average mortgage interest rate has been 9.1%! Currently, 30 year fixed conventional mortgages with 80% LTV are less than 5%; 15 year fixed, and 5-1 ARMS are even less! If you got a $250,000 home loan right now at 5% interest, you would have an almost identical monthly payment if you bought a home with a $200,000 mortgage loan at a 7% interest rate. The current interest rates make a huge difference in terms of affordability.
