You can make drastic improvement to your home with spending very little money. The number one way is to improve your lighting. How old are your lighting fixtures? Many of these fixtures are used every day, but are often ignored. Changing these light fixtures can make a huge difference in the appearance of your rooms.
Look around at home improvement stores (Lowes, Home Depot) and lighting stores to get an idea of the style that you think might work. A lighting store might be priced a little higher, but it will give you some great ideas on how you should proceed.
Once you have finally decided on a style that will fit within you home décor and decided on the big purchase, you can move on to step two of your home improvement project, that of installation. Local home improvement stores are constantly offering classes on electrical wiring and lighting installation. Wait for a class on fixture assembly and installation and install the units yourself. Saving money, while improving your home, is all about cutting costs. If lighting fixtures are your current project, shop first, shop second and install last.

Buying a home is a very good investment. As a general rule, homes appreciate about five percent a year. Some years will be more, some less. The figure will vary from neighborhood to neighborhood, and region to region. Five percent may not seem like that much at first. Stocks, at times, appreciate much more, and you could earn over six percent with the safest investment of all, treasury bonds.
Presumably, if you bought a $200,000 house, you did not pay cash for the home. You got a mortgage, too. Suppose you put as much as twenty percent down - that would be an investment of $40,000. At an appreciation rate of 5% annually, a $200,000 home would increase in value $10,000 during the first year. That means you earned $10,000 with an investment of $40,000. Your annual "return on investment" would be a whopping 25%.
Of course you are making mortgage payments and paying property taxes, along with a couple of other costs. However, since the interest on your mortgage and your property taxes are both tax deductible, the government is essentially subsidizing you home purchase. Your rate of return when buying a home is higher than most any other investment you could make.
If you are moving to a home for the first time, you are going to be very pleased with all the new space you have available. You may have to even buy more "stuff."

We need Positive Price Action to confirm market bottom. One month of price improve isn't sufficient to confirm the market bottom. We need to see appreciation month over month for three months.
PRICE ACTION
Other good signs in addition to positive price action is lower DOM (days of the market), lower new listings and higher percent of new listings being SOLD.
SUMMARY
Currently we are not seeing the needed positive price action (along with other indicators) to confirm a market bottom. This is NOT a good time for those with low and/or no risk tolerance to purchase.
High and medium risk tolerant investors are making buying decisions and are doing some bottom fishing.
Some are trying to time the market and market timing is risky. Trying to time the bottom is not for the inexperienced buyer and extremely difficult.
Those waiting for a market bottom confirmation will (almost always) miss the bottom. This is because confirming factors are lagging indicators.
Buy and hold is the best buying strategy.

Home buyers are able to choose between Buyer agents or the Sellers agent, to buy a home. Many buyers didn't even know that they could use a buyer agent or even if they were available. Most home buyers assumed the agent showing the home represented them. Seller agents were obligated to represent the seller's interest unless they had a separate written agreement with the buyer to represent them.
The FTC did a study of the Real Estate brokerage industry in 1983 and determined that most home buyers actually thought that the Real Estate agent showing them homes was working in their best interest, the vast majority were wrong. The FTC started putting pressure on the states to have real estate agents disclose in writing to the consumers whose side they were representing. In the early 1990's most stated adopted agency disclosure laws requiring real estate agents to finally tell consumers the truth about who they were working for. The NAR endorsed buyer agency as an alternative in 1993.
Today agency is broken down into 3 categories. Seller, Buyer and Limited (Dual). The Real Estate agent has to disclose in writing, which he is representing in the transaction and the other party has to acknowledge their understanding of the representation during the process of buying and selling of a home.
There are three big advantages of having an Exclusive Buyers Broker agreement when you are purchasing a new home.
Unbiased view of the Real Estate Market
Seller agents want to sell you their own property that they have listed. Buyer agents want to show you as many properties as possible to help you make an educated decision.
Negotiate in Buyer best interest
Seller agents typically try to get the highest price they can for their seller client. The higher the selling price the larger their commission and happier their client is.
Savings on Loans and costs
Once a buyer agent has negotiated a purchase contract, then he works hard to save you money on loans, inspections, repairs and closing costs. The buyer benefits by having his agent focus completely on him and trying to make his experience a good one

When it becomes time to sell many times real estate agents will refer to your home as real estate, they will refer to your purchase as a "home". Yet, if you are selling property, they will refer to it as a "house". There is a reason for this. Buying real estate is often an emotional decision, but when selling real estate you need to remove emotion from the equation. You need to think to think of your house as a marketable commodity, Property, Real Estate. The goal of your Realtor is to get buyers to view your property as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.
Another important thing you must do to your property is to remove all of your family's personal items. Potential buyers need to view your property as if it were theirs. Having personal items in plain view of buyers leads them to view the property as your home. It is important to store all pictures, trophies and collectibles in a box in the attic, basement or garage. Part of preparing a house for sale is to remove "clutter".
