This is what I'm telling all my clients that are just waiting. The time to act is NOW! There has never been an opportunity like the one we currently have to purchase a home. If you don't act now you will have passed the best opportunity to home ownership.

Here in little old Utah, interest rates are 4.7% ‘ish, we have a huge inventory of homes to choose from, If you qualify for Utah Housing you can get into a home with no money down and closing costs could be financed or paid for by the sellers, you would get an $8000 tax credit courtesy of all of us the tax payers, and if you currently own a home you would get $6,500 tax credit courtesy of all of us the tax payers.

How much more incentives do all your fence sitters need? As real estate agents, it is our obligations to educate everyone who might be thinking about making a move buying or selling a home.

The longer I am in this business, the more involved I am with my community and members in my community that are working to create jobs, put food on the table for their families and help others along the way.

December is going to be my month to give back and help members of my community. My goal is to support local businesses owned by local people. It's a great way to give back and also to expand your SOI.

About a year ago Jorge Blakeley came to see a home I had listed in American Fork Utah. He did not buy the home, however we had a nice conversation about real estate, and how the market was doing. I had lost track of Jorge for a while, until I found him on facebook. I noticed that he had opened a restaurant called pastorero taco grill. Today, I decided to support him in his business and go there for lunch.

The restaurant was nice the food was good and the service was excellent. Jorge treated us like we were his very first customers. We ate, watched some soccer on TV and had a great time.

Utah County Home Loans and Private Mortgage Insurance (PMI) - Utah County Real Estate

Private Mortgage Insurance is used by Utah County Home Loan Buyers to insure the lender against default if the borrower has less than 20 percent down. Private Mortgage Insurance can be a very costly insurance premium that is necessary as part of loan qualifications set by Fannie Mae and most secondary market investors. With the right loan, it doesn't have to be an obstacle.

How much does Private Mortgage Insurance Cost? PMI increases your monthly payment and could be tax deductible. PMI varies, but can be estimated by taking about one-half percent of the total loan amount. With a home selling for $300,000 and 10 percent down or $30,000, the annual cost of PMI on your $270,000 loan would be approximately $1,350 annually or an extra $112.50 monthly on your home payment. PMI will go away once you go below the 80 percent of Home Value. There are some programs available that can help you avoid paying PMI, make sure check with your Mortgage Broker to find out all the programs that you qualify for.

Utah Real Estate ~ Do you get many referrals?

Have you ever heard the saying "A closed mouth never gets fed?". Well, I was thinking about that over the weekend and I decided to open my mouth on Active Rain. If you ever come across someone that wants to buy or sell a home in Utah, please let me know. I would like to work with any of you with your referrals. That said, let me tell you a little about me. I work in Utah, mostly work in two counties. Salt Lake County and Utah County are where the majority of my clients are located. Any other potential clients outside that area I refer to other agents. I only do residential and I work as both, a buyers agent and also as a listing agent. I am an MBA and a couple of months ago also obtained my CDPE (Certified Distressed Property Expert) designation.

Well the time has come; you are finally out making a good living. You are beginning to get tired of paying rent, the number one advise that friends and family are giving you is, Buy a House. By this time you are about to be hitched and have probably saved enough money for a down payment. After a fair amount of thinking about it, you jump over the first hurdle and decide to go for it. Now once you are focused about what you want you then jot down a list of things you want in a house. That being done the search begins. These days the task of sifting through hundreds of potential Utah County houses is not as hard. With a few mouse clicks, you can see multiple house listings and take virtual tours of houses for sale.

The key points to consider are the location and the surrounding neighborhood of the house and your estimated budget. It is important to talk with a loan officer and determine if your budget ideas sound reasonable, and get a preapproval letter if possible, this will help a lot latter on you will see. Once you have set out the criteria it's time to take yourself down to a Utah County Realtor. An efficient Utah County Realtor will pay close attention to your wants, needs, and show you houses accordingly. This will ensure that within the span of two weeks you will have a maximum number of houses to see which will fit your desired profile.

Then starts the personal viewing process, and this is a long, tiresome process indeed. Careful attention is needed when venturing out to see homes. Once you start seeing places that you like, slow down and don't make the biggest mistake of your life by jumping for the first house that you see. Even if the first house you see actually has the perfect room size, the awesome kitchen and even the ideally shaped terrace, wait. Mark it out as one of your favorites and see others. While inside the house, be thorough with your investigations and personal observations. Mark out all the things you like about the house and mark out the things that you do not like. Take a good look at all the rooms and the roof as well as if it's accessible, and make a note even if it is not.

After leaving the house rate it personally from 1-10. Also, take a good look at its surrounding location. Note the size and shape of the car parking area, and take note of the lawn and back yard shape and size. Another thing to focus on is the garage. Lastly insist that the Realtor tell you about all the defects of the house that are not openly visible. Ultimately, revisit the top selected houses to make an informed decision.
