Some may agree that if you receive several offers within the first few days of listing a property, it must be priced too low.

I respectfully disagree.

A property that sells fast, may mean the home is located in a very desirable area, in great condition, priced well and the owners are motivated!

3 homes sold for between $150,000 and $200,000
2 home sold for between $200,000 and $250,000
1 home sold for between $250,000 and $300,000
2 home sold for between $300,000 and $400,000

There were 47 homes for sale in the Coral Canyon Master Planned Community in February 2012 which is a 26.6% decrease from February 2011 when there were 64 homes for sale.

Sales in Coral Canyon were up 100% in February 2012 over February 2011! 8 homes sold in February 2012 and 4 sold in February 2011.

Average sales price for a home in Coral Canyon in February 2012 was $236,731. Average sales price is +5.58% in February 2012 from February 2011 when the average sales price was $224,225.
