Arista Series Home Sales in Braemar: January-February 2008

Chris Ann Cleland, GRI: Real Estate Agent in Bristow, VA

Live in a large single family home in Braemar, but not sure if it is an ARISTA SERIES home? Well, to begin, the builder of the Arista Series was Brookfield Homes. Furthermore, there are only three floorplans in this series: the Canterbury (by far the most popular in the neighborhood), the Allister and the Buckingham.

Once every other month I take a look at the sales activity in these homes throughout Braemar and report it back to the community in the Braemar Property Value Report. The average sales price for these homes is now standing at $549,900 with average closing cost assistance to buyers from sellers being $13,748. The average number of days it took to sell a home: 182.

These figures are based on one resale from January this year. However, this is the problem that seems to plague these homes in this declining market. We are lucky to see one, every two months, sell.

By comparison, average sales figures for the previous report, ending December 2007 were similar. Average sales price was higher at $570,000, but average closing cost assistance was $26,500. Number of days it took to sell: 9.* (*This was a new construction home)

One year ago, those numbers were a bit more healthy. Average sales price from February 2007 was $599,900 and the closing cost assistance was averaging out at $10,000. Number of days it took to sell a home: 223.

If you would like to be put on the mailing list for this Braemar Property Value Report, Arista Series, please get in touch with me and send me your information. You can also look back to historical sales information on my website: www.nvarealestate.net. January & February 2008 Sales Figures for Carriage Homes in Braemar

Chris Ann Cleland, GRI: Real Estate Agent in Bristow, VA

Carriage Homes in Braemar have been a constant source of sales during the downtrending market in Prince William County. These last two month, a total of three Carriage Homes sold.

First of all, if you are not familiar with the Carriage Homes, to put it plainly, they are the homes in Braemar that Brookfield built with detached garages. Not all of the Carriage Homes have garages, but if they do, they are not attached to the home. The Carriage Homes are modest single family homes and have a variety of four floorplans: Maplewood, Norwood, Oakdale and Parkdale. Those models are listed from smallest to largest.

The average sales price of these homes for the last two months is $353,962, with sellers giving buyers an average of $11,212 in closing cost assistance. And the average number of days it takes to sell one of these homes is 129 days.

Compared to sales figures for January and February of 2007, the average sales price for a Carriage Home has decreased more than $40,000, and the average closing cost assistance given by sellers has increased almost $1,000.

I regularly prepare the BRAEMAR PROPERTY VALUE REPORT to reflect the prior two months of sales. There is an Arista Series, Carriage Series, Courtyard Series and Heritage Series. Which report you receive depends on the type of house you have.

If you would like to begin receiving this report, and begin tracking the value of your largest investment, please send an email to chrisann@longandfoster.com

In the meantime, youi can view average sales price online at www.nvarealestate.net. Click the link for Braemar Property Value Report Online and you'll have avearge sale prices dating back to 2005 (in all except the Courtyard Series).

So You THINK You Live in Braemar

Chris Ann Cleland, GRI: Real Estate Agent in Bristow, VA

As a Realtor, I got involved in my HOA because I understand the benefit of great community amenities and community covenants. But when I first learned about Tartan Hills Village's relationship to Braemar (the larger community that THV is located within), I was shocked.

To begin, the concept of Braemar is a larger community HOA with "subassociations". These subassociations are smaller, and remind me of states within the United States. If that analogy holds true, then Tartan Hills Village is Washington, DC. No vote on Braemar's larger board, like the other subassociations have, and only a recreational agreement allowing us to use the community amenities.

Literally, in ten years, if Braemar residents, which THV are not, believe the pools are overcrowded, our recreational agreement will not be renewed. Try selling a house to a family with young children, and explaining to the potential residents that their children will not be able to use the pool, but the kids they go to school with in the neighborhood can.

Tartan Hills Village is not the only subassociation that has this disjointed relationship with Braemar. The good news, is that Braemar is tyring to make us all full-fledged members.

I'll keep you posted on the progress here. Or you can log onto our community website www.tartanhillsvillage.com.

No more foreclosures for Risky mortgages......

Freddy Solis Bristow, Braemar Realtor: Real Estate Agent in Bristow, VA

Project Lifeline:

Help for homeowners who are behind with their mortgage payments?

Homeowners who had counted on being able to refinance their risky adjustable-rate mortgages before they reset to sharply higher rates have been caught in the sharp downturn of the real estate market as home sales and prices have plunged in many parts of the country.

Maybe help is coming soon.

The Bush administration announced Tuesday that Project Lifeline a coalition of the largest mortgage companies (lenders) will offer relief to homeowners currently behind with their payments for 90 days or more.

Project Lifeline intends to give the homeowners and lenders a thirty day pause so they can work out a new payment plan or some way to modify the loan, being able to modify a high risk loan will help thousands of homeowners now, and many more in the future. Will this project help minimize foreclosures in the near future? That is the million dollar question, but for sure the higher loan limits will allow more home-buyers access to conventional loans now at $730,000 max.

Read this paper by the Boston Federal reserve that provides the first rigorous assessment of the homeownership experiences of sub-prime borrowers.

Critics are already attacking this plan by saying it falls short of what is needed to solve the current problem that so many families face in this very turbulent financial market.
