Interested in buying homes in South Riding? Do you know what you are going to buy? There are so many times that buyers ask us which home should I buy? "Should I buy a new home in South Riding or a resale?" Well the answer is never an easy one. So much depends on the needs of the home buyer. Do you have to get settled quickly? Do you have time to build or are you willing to settle and buy that resale home? The problem with buying a resale is that it's what you see is what you get! WYSIWYG! A resale home you have to allow that it may not have upgrades or current efficiency rating on heating and air and other building codes. You must realize that you are buying a home with some wear and tear and most likely without any builders warranty on the home. The home may be personalized to the previous owners tastes. Paint, tile, carpeting pets and yes even a smokers home. Then you have to consider the costs of owning the home the way you would want it. Granite counter-tops, brushed nickle hinges for doors, faucets, lighting, flooring carpeting, paint and upgrades. You als have to consider the age of the home to determine what out of pocket expenses you may have in the years ahead to maintain the home. The life of the roofing, hot water heaters, HVACs must be taken into account.
After you look at the resale closley, you need to step back and talk to the builder in South Riding and weigh out all the costs of buying a new home in South Riding. Price the home just the way you want it and then compare the choices you have. Can you negotiate closing costs, extras, and discounts? Would it be worth the wait? Hardwood floors, finished basement, granite counter-tops, bumped out sun-rooms, family rooms and gourmet kitchens? Who is ahead? If you were buying a home in South Riding, what would you buy?

There are currently 16 MLS listings for South Riding Homes for Sale as of this post 9/27/2009. These are single family detached homes for sale - fee simple. That is 8 homes less than my last post on August 9, 2009. Less inventory means that homes are selling.

The Monarch Christian Academy, located just off the corner of Route 50 and Pleasant Valley Road in Chantilly, is a new option for parents interested in early childhood education for their 2 to 6 year olds.
