January 2012 Real Estate Market Update for Prince William County, Manassas & Manassas Park

Year over year January was a good month for real estate. Manassas Park showed the biggest increase of sold volume coming it at 24.22%. Prince William County came in at 2.85 increase while Mansssas City seen a slight dip of 6.08%

There was a 63% decrease in the number of homes that sold in January 2012 over what sold in December 2011. This has to do with the extremely low inventory. In January there was only 1174 home for sale. This is a 2.4% few homes than in December. In my December's Real Estate Market Update I reported there as 1,254 homes for sale and 427 that had sold.

January's average sold price for the entire county was $269,980 this is an increase of 3.3% for the same time last year.

The grapgh's below break out the various area's within the county, giving you a snap shot of how many homes are for sale, under contract and sold in the month of December. Information is provided by Real Estate Business Intelligence.

VHDA is different than most banks. They are not reimbursed from the government after completing the short sale. They take the entire hit themselves. Because of this they fight a little bit harder on the short sale. You have to have a good hardship, otherwise they will want more money from you. In this case the sellers were going through a divorce and kids were involved. They granted our sellers full deficiency waiver. They only had to bring to closing $5,000 cash contribution to be forgiven over $100k. They did elect however to do a promissory note for $5,000 because they did not have cash on hand.

Hylton Performing Arts 2012 Calendar

For those who live in the Manassas area of Northern Virginia, the Hylton Performing Arts Center gives a wonderful opportunity to view some great shows. The Opera House seats over 1100 people, and boasts a 100 ft state and Orchestra Pit.

This year, their are several concerts planned. Some of the entertainment will be Orchestra's from around the globe while other will be events like, "Celtic Nights: Journey of Hope". Oh yes, don't miss "Dr. Ralph Stanley and the Clinch Mountain Boys".
