There are currently 20 waterfront homes actively listed on the Lake Monticello real estate market. The prices range from $326,000 to $750,000 and the square footage ranges from 1,232 sq ft to 5,687 sq ft.
There is 1 Lake Monticello waterfront home under contingent contract listed at $510,000.
1 Lake Monticello waterfront home has a contract pending. This home is listed for $455,000.
10 Lake Monticello waterfront homes sold during the last 6 months. The sold prices ranged from $327,500 to $685,000.
There is a large amount of inventory on the market in Lake Monticello and there is a large inventory of waterfront homes as well. Spring and summer are the prime selling seasons for waterfronts. I am concerned that we are not seeing more homes under contingent and pending contracts.

This Fluvanna County VA real estate market report examines the sales of single family detached homes in Fluvanna County during June 2010.
June 2009 average list price $204,918.
June 2010 average list price $257,935.
June 2009 average sale price $203,195.
June 2010 average sale price $257,275.
June 2009 median sold price $200,750.
June 2010 median sold price $234,595.
June 2009 %sold/list 99.15%.
June 2010 %sold/list 99.74%.

Last year from 1/1/2009 - 6/30/2009, 102 homes sold on the Fluvanna County real estate market. During the same time period this year 144 Fluvanna homes sold.
These figures show an overall improvement in the Fluvanna County real estate market. So far this year both sales and the prices of homes selling are up over 2009. It remains to be seen if this trend will continue now that there is no longer a tax credit to encourage new home sales. However interest rates are at all time lows and there are still a lot of homes with great prices, so it continues to be a good time to buy.

In 2009 from 1/1/2009-5/31/2009, 90 Fluvanna County homes sold. During the same time period in 2010, 100 homes sold on the Fluvanna County real estate market. This is an 11% increase in sales for this year so far.
As we would expect we see a rise in pending home sales in April as a result of the expiring First Time Homebuyers Tax Credit. With the tax credit no longer in effect, there were not as many homes pending in May. It remains to be seen how much the first time homebuyers have been driving the improvement in the real estate market that we have seen over the first half of 2010. The other thing that is apparent is the drop in home prices or at least the price of homes that are selling. Hopefully the lower home prices and the extraordinarily low interest rates that we are seeing plus the large selection of homes for sale will continue to be seen by buyers as a good reason to purchase a home.
