Buying A New Home in Loudoun County Virginia - Upgrades and Luxury Features -

When builders advertise new homes for sale in Loudoun County, they advertise the BASE PRICE for the model home they're advertising. Homes that builders display on the Internet are showing their base price. However, the builders also have additions, upgrades, expanded floor plansand many ways that make it possible for the final home purchased to be priced far higher than the base price.

For new home models in the $400,000 to $600,000, the average final contract price for the model selected will usually be about $495,000. That 10% will add to the final price and require that you be qualified for to finance that higher price.

For new home models in the $600,000 to $800,000, the average final contract price for the model selected may be as much as 10-20% more than the BASE PRICE advertised. Again, the buyer will have to qualify to finance the higher price.

BUYER'S AGENTS CAN HELP home buyer keep the final price of their new home in Loudoun County low by helping buyers understand the after market value of specific upgrades, expansions, lot selections, and more. HARDWOOD FLOORING: Hardwood flooring has dropped significantly in price from 10 years ago to about 1/2 what that upgrade cost in 2002. Hardwood Flooring in the Foyer, Kitchen, Breakfast Nook, Dining Room, Living Room, in that order are of of the most requested upgrade or feature included a new homes.

HIGH CEILINGS: 9 feet high ceilings on the main level of new homes is a must. However, we have recently worked with several new home buyers who also required that feature on the upper (bedroom) level. Most builders offer 9 feet high ceilings on the main level and some offer higher ceilings in some rooms such as the kitchen and family room. Few builders offer 9 feet high ceilings on the upper level. A 9 feet high ceiling is often an upgrade for the basement, finished or not.

UPSTAIRS LAUNDRY:
By far, most new home buyers in Loudoun County prefer to have a floor plan with the laundry on the upper level. The alternative is the floor plans with the laundry in the "mud room" or garage door entrance to the house on the main level.

LOWER LEVEL BATHROOM ROUGH-IN: If the new home you purchase does not come with a finished bath in the basement level, a "ROUGH-IN" is an important feature for the builder to include. If not, it is a recommended upgrade. With no ROUGH-IN in the basement, you or future owners will find adding a basement bath expensive and difficult. Resale homes have lost selling opportunities if the house does not have a rough-in an unfinished basement.

Loudoun County Board of Supervisors will hold a business meeting and public input session on Tuesday, February 14th at 5PM. The meeting will take place at the Loudoun County Government Center, 1 Harrison Street, S.E. in Leesburg. For additional information please visit the LCBOS website.

The Board of Supervisors encourages people to call in advance to sign up to speak at the Board's public input sessions or public hearings by calling the Clerk to the Board of Supervisors at 703-771-5072 or 703-777-0200. Advanced sign-ups will be taken until 12:00 noon the day of the meeting. Citizens will also have the option to sign-up in person at the meetings.

LCPS and the HS8 Citizens Committee for Traffic Control & Calming will hold a community meeting to present a Draft Traffic Control and Calming Plan for River Oaks and Highland neighborhoods in the Lansdowne community.

The meeting will be held on Wednesday, February 29th, 7PM in the auditorium at Belmont Ridge Middle School, 19045 Upper Belmont Place.

The purpose of the meeting is to share information with the surrounding community on the proposed plan. If you are unable to attend, please do not hesitate to contact the LCPS office at 571.252.1050 for additional information.
