A COUPLE OF YEARS AGO, WE TRAVELED TO ENGLAND FOR MY BROTHER IN LAW'S WEDDING. WHILE VISITING FAMILY AND FRIENDS, WE NOTICED ALL THE CHARMING SHEDS IN THEIR GARDENS. HAVING NEVER HAD ANY INTEREST IN A SHED, IT BECAME OUR QUEST TO FIND THE PERFECT ONE UPON OUR RETURN TO WINCHESTER.

RATHER THAN OPT FOR A PREFABRICATED SHED, MY HUSBAND DECIDED TO BUILD ONE HIMSELF.
HE FOUND A PLAN FOR THIS ONE IN A HANDYMAN MAGAZINE WE PICKED UP AT LOWES.
Not only does this shed add interest to our yard, it also adds value to our home and a place other than the garage to store our stuff!

Loudoun to Winchester VA – Some buyers think that since it is a buyer's market, then they can make any crazy demand of a seller. And they can't understand when the seller isn't excited by their lowball offer. Here is an example of a recent story where this happened. A buyer makes an offer on a short sale. 1. The buyer puts no money in deposit for the home. In other words, they have about zero risk. (Meanwhile, the seller is still risking foreclosure.)
2. They are putting $150,000 down on the property, but won't bother putting any more than $1,000 in escrow and only after the short sale is approved.
3. They are only allowing 30 days for short sale approval. (News flash: Most short sales take an absolute minimum of 60 days to be approved.)
4. They are demanding the seller take the property off the market and not accept backup offers. Is this a little one sided or what?
If you are a short sale seller, then they agent representing you should ask for a better offer. You need the buyer to have a little skin in the game. If not, then you dramatically reduce the odds of successfully short selling your property.

Diron Corrigan Studios Located in Old Town Winchester VA

Once a month my friends and I get together and try to experience a new restaurant we have never been to before. This particular Sunday we arrived at the chosen restaurant and they were only serving breakfast (it was noon when we arrived.) So, we decided instead to take a walk in Old Town Winchester, VA. On the way down the walking mall we passed by a brand new business - Diron Corrigan Studios - my friends said they knew a Diron Corrigan - how many could there possibly be in Winchester? (Just one.)
After we found a wonderful restaurant - Thai Winchester - and enjoyed lunch on the mall. On our walk back, Diron was working in the front window of his studio, so we had to pop in to say hello. The gallery features both original and limited edition prints for sale.

Wells Fargo Changing Short Sale Practices
I received an update this morning from The American Banker Report in their article"Wells Fargo Curtailing Short Sale Extensions" that Wells Fargo will no longer allow extensions on their approved short sales. Out of the last dozen or so short sales that I have closed, none of them have been able to close by the original approval date. Every single one has required an extension for one reason or another - particularly when there are 2 mortgages on the property. I am interested to see how this is going to play out. So here is the real question, how much money is it going to cost us as tax payers and the banks in additional attorney's fees to give an extension on a short sale? If a week to 30 day extension is going to save the bank $20-30,000 in foreclosure costs... why not wait?
Much of this, I'm certain comes from Realtors who have made it a practice in their business to present fake contracts to the banks and when the approval finally comes around, they need additional time to find a buyer. I hope and pray that when the negotiator deals with Realtors, they have the ability to know who is legitimate and who is not. By the grace of God, 99% of all of my short sales have closed with the first buyer that wrote an offer.
I hope and pray that home sellers are taking a very good look at the Realtors that they are employing to ensure that they have a working knowledge of Short Sales and the practices of the agents who have been in the market place. A great agent has contacts within a bank that can make the process easier. A great agent does not take no for an answer from the first person they speak to. A great agent cares more about the client than their paycheck at the end of the day. A great agent stays on top of what's going on with each and every short sale file and tries to have a solution before the problem arises.
To all my Realtor friends out there, let's make some noise. Bringing a short sale to the table saves the bank and the tax payer tremendous amounts of money. I will certainly be writing my local congressman to voice my opinion on this matter. I hope that you will too.

The Not So Secrets of Success!
I am always thankful of the opportunities that come my way and I thoroughly enjoy my responsibilities of mentoring the realtors that I work with. From time to time, agents come to me and ask me "What am I doing wrong? I can't seem to find success?". They come to me defeated and need help in picking themselves back up. This is why I am writing this blog. I LOVE to see people be successful. There is nothing better to me than guiding a struggling person on how to take charge of their destiny. With that being said, I write this blog in love and truth because THE TRUTH WILL SET YOU FREE!
Marsha Richards, a precious friend of mine and owner of "A Tea for All Reasons" is one of the most beautiful people that I know. Her professional, polished image always impresses me. She takes pride in her image and for that, she commands respect. More importantly, her outside reflects her insides. She is a woman of strong faith and solidly knows her place on earth. She knows her personal identity and purpose for living. I have had the pleasure of being Marsha's Realtor and I have seen her on good days and bad days. We went through a 9 month short sale purchase together and a rocky roller coaster of a transaction. On the worst days, she made her outsides look better than her insides felt. On her moving day, her hair was fluffed, nails and makeup perfectly done, and outfit lovingly coordinated. She is a convicted woman who chooses success through defeat. What an honor it is to have her in my life.
Has our generation lost the ability to take charge of our personal appearances? I believe that our sloppy, messy looking generation does not fully comprehend that professional appearance commands respect. Has anyone tried shopping in Nordstrom, Saks, or Lord and Taylor while dressed in their sweat pants, hair in pony tail, in flip flops with your icky half painted toes exposed? If you haven't, I'm sure you'd know the outcome.
With this being said, take some time today and reflect upon your life, who is around you and what you are putting out there in your unsaid, wordless image. If you are seeking success and are failing, have you looked in the mirror lately? Are you angry and frustrated all the time? Make the choice to tackle your personal giants, forgive the unforgiveable and begin to pave your own path to success. So go take a shower, put on your make up, and dress for success because you will always attract the people that are most like you.
