During the month of December there were 75 homes (residential excludes condos) that sold in Kent, Washington. These homes all have the city listed as Kent which would include areas of unincorporated King County. Any of the homes out in Covington that are not in the Covington City limits will be reported in the Kent market data. Contracts complete and lender funds available for the home buyer. The seller signed all of their documents and escrow prepared the closing packages for all parties. Once all the I’s were dotted and the T’s crossed there where deeds recorded at the King County courthouse that transferred the property into the new home owner’s name!

Not a bad time to purchase a home in Kent, Washington. Prices are down, interest rates are at an all time low you might want to look at what it means to you.

I love impromptu and a good challenge, and I really enjoy making videos. With changes at work come new and different apps and programs. My toolbox at home doesn't mix and match much with my setup at work. So the challenge I gave myself here was to adapt and to kick something out as fast as possible. I set my timer for 1 hour.

Jill Bell, one of our south King County sales & marketing reps at First American showed up with a Santa hat on that simply cracked me up! I pulled out my trusty Blackberry 8330 and started shooting video as she walked across the parking lot.

I have Windows 7 and Office 2010 at work. I didn't have any video editing software installed so I jumped online to find Movie Maker, Microsoft's free video software. Yeah!, there's a new version so I downloaded it. I love another free app, an audio recording & editing software called Audacity. I use it all the time at home to clean up and edit audio tracks.

I downloaded the few seconds of video I shot of Jill and put it in Movie Maker, then I recorded me whistling 'Santa Claus is coming to town' via my headset with microphone using Audacity. I tweaked the sound a bit and added a little EQ and reverb. All in all, (including the software download & install) I was finished in about 50 minutes.

To me it's like jazz. It's fun to set the timer and to throw yourself into a small project not knowing where it's going. Just shut up and go for it. Let it take you where it will. Have fun, flex your creative muscles and don't worry about the outcome. It is what it is.

For several years I sold new homes in the Kent area of South King County. I so love new construction! I enjoy explaining the new construction process to new home buyers who have decided they must have a new home. The excitement of buyers when they move into a brand new home is so much fun to watch!

Buying a home in so exciting in itself but buying a brand spanking new home is out of this world! Watching the process from the foundation forms being laid to the roofing material being delivered can be very exciting. Sure, you have to wait a few months before you can move in, but that wait is full of choosing colors and carpets and planning how to decorate that special loft area over looking the staircase. There is nothing else like it in the real estate world.

I haven’t specialized in new construction over the last couple of years, but have decided to get back to it. Since I sold hundreds of homes in the Kent area during the years of 1996 through 2001 I decided to specialize in Kent once again. I enjoy the Kent area, raised a family there, became involved with the Kent School District and enjoyed all that the area has to offer.

I thought I would see what has been happening in the area over the last several years. I left the area in 2003 so I thought that would be a good year to start. I have included a chart with the number of homes sold during the last 8 years. New construction was hit hard in the area. Some builders lost their projects to the banks and some builders stopped building entirely. Prices for new homes have come down and some new construction sites are hopping. In the beginning...

When did it start? What platform was the first social network? In the beginning there was the word. Well in truth it was probably just a grunt.

"Ugh, he say's loudly," pointing upward toward the bright harvest moon. His gaze slowly follows round the fire briefly stopping in silence to touch each face dancing in the dark through flickering flames. It’s autumn and the night sky is clear and cold.

As we huddle closer within our circle of warmth, we know what he means. Winter's just around the corner. This evening the unknown remains quiet, somewhere out there in the night. Yet we know it’s coming. We believe in us, but yearn for assurances. The journey to future is unknown and come spring, we ponder who will be here, some may not.

Survival is so wired into our DNA and we know our chances are better together than alone. Yet, even then the temptation is to surround ourselves with people who think just like us. It’s human nature. But, life demonstrates everyday that our odds for not only survival but prosperity are better with diversity.

Technology impacts every aspect of our lives and yet we are human beings with wants, needs, and desires. So much of our communication today is digital and that has altered our behavior. Don’t just chase toys and platforms. Use these awesome tools to reach out and discover. Social media is not about 'not' being in person. It’s about creating opportunity to be in person when it’s appropriate.

I left my office in Kent today a few minutes after 5:00 pm, it was already dark. As I was walking across the parking lot I was thinking about the time we spend looking into screens. It’s amazing that through our eyes our mind interprets these dots, these pixels of light, as image.

As I look up at a beautiful autumn sky with a great big bright moon behind a few wispy clouds,
I smile. “Ugh.”

“That ain't pixels, that’s eternity.”

I want to be a Home Buyer!

I want to be a home buyer!  Once again today interest rates dropped!  Of course you need to have stellar credit to get the lowest rate but still! Look at the rates - hover around 4%!  I can't even comprehend that!  My first home had an interest rate of 12%, but of course the price was the same as what I paid for my last car.  Because I am underwater in my home I have been unable to refinance since 2006. My rate is almost 8%!  Think how much I could cut if I could refinance!

But, I really want to be a home buyer!  I want to go out and find a home for sale at the same price I did in 2006 - you know how much more home I can get today for what I was looking for back then?  My money would sure buy more home today!  Not only would I have more home I would have less payment.  If I could sell my house today I sure would and then purchase another.

If you are sitting on the fence and waiting to see if the market is at the bottom you are crazy!  I know in some areas of Puget Sound we have hit the bottom and some areas we are on an upswing.  I would love to shove you off that fence!  Rates and prices have NEVER been this favorable for the buying population.  Take a look at these homes and give me a call.  If I can't buy a home I would sure love for you to!
