East Wenatchee and Chelan Home Inspector- Fiddler on the roof! No Fiddles, just fiddling with hammers, shovels, buckets, air tools, sweat and a few blisters. That's how roofs get done.
Well after 13,000 lbs of old roofing removed and many days of sweating the new roof is on. Yippee!
We used a high wind nailing pattern of 6 nails vs. the standard 4, seen how many roof lose shingles in Wenatchee and East Wenatchee?
When inspecting roofs one thing I see is poor or no flashing around electrical masts vent pipes. Many times they are not replaced or removed completely. You can use a retrofit boot which are more expensive or you can do what we did here is use 2 neoprene boots to create a very good seal around the mast.

As a East Wenatchee and Chelan Home Inspector who is a Fiddler on the roof, I see all too often drip edges not installed on new roofs (and older ones). With the use of composite building materials for fascias and trims is a recipe for quick deterioration of the fascia boards. For a few dollars more proper flashings and boots should be installed to ensure the integrity of the roofing system.
When consutling with a roofing contractor be sure to discuss the method of flashing and what boots and flashings are to be used.

Douglas County Washington Home and Pest Inspections and beat the drum slowly. Or should I really remove it. Well that may be a matter of functioning or not functioning. A drum trap was one of many plumbing trap not in use today.

Drum traps have been replaced with the more advanced p-traps which most homeowners will see in today's plumbing systems. The drum trap may have its own advantage on the ease of cleaning it out. But the issue is its design made the need of cleaning more frequent. It may not need replacement if it is functioning fine, but usually these are on older systems in need of update and repair so replacement is likely.

As a Douglas County Home and Pest inspection I would beat this drum very slowly, because the aftermath may just stink!

Waterville Washington is the county seat of Douglas County. It is located about 25 miles east of Wenatchee (the geographical center of the state). It is a farm community. At this time of year it is surrounded by literally millions of acres of green, dry land wheat.
Listings in Waterville are part of the North Central Washington MLS. So properties for sale there appear in our MLS and the can be accessed through Century 21 Exclusively or also on my web site .
If you are looking to buy a home expect to find modest prices, limited inventory in a small friendly town with many tree lined streets and old homes that are reasonably priced. If you are wishing to sell a home in Waterville expect a prolonged marketing time (though it doesn't have to be). Over the last twelve month there have been abut 6 properties sold in Waterville. In the same period there have been four houses that sold priced between $100 and $200K... all over six months ago. There are currently 8 homes listed in the $100 to $200K price range. Buying or selling a home in Waterville has its limits but if you like a small community that is close to the city but not too close and where people know you and care abut you... this may be a good choice!

East Wenatchee Home Inspector finds Termites!
While performing a home and pest inspection in East Wenatchee home I came upon a colony of subterranean termites. As a pest inspector I always enjoy the finding of causes of an issue I notice during the home inspection. This is not always the case.
During the inspection while evaluating the front room of the home I was aware of some sponginess in part of the floor. I suspected some type of structural damage but was unsure of the cause. You have to make notes of areas of concern to make sure to evaluate that area thoroughly from all possible sides.
It is now time to enter crawlspace. I snake my way through the cobwebs and debris in a sweeping manner I always use to inspect all locations that I can safely get to. I sound the wood as I go to test for integrity of the wood. I arrive at the area that I noted from the front room inspection. At the floor joist I notice what appears to be a termite mud tub. I get a little closer and confirm my observation. I then strike the joist and part of it fall away leaves a few wiggling insects that look like grains of rice.
Once you find termites its best to take your time and find a good pest control operator. You can get information from the National Pest Management Association on a local Pest control operator. Termites take a while to do the damage so a day, week or even a month is not going to change much in terms of the damage.
When ordering a home inspection you should always include a pest inspection. The difference in the cost is minimal to the inspection you will receive.

Wenatchee and Douglas County Washington Home Inspector with Special Olympics
Wenatchee and Douglas County Washington Home Inspector with Special Olympics in 2010 state games. Prior to my endeavor as a residential home inspector I co-founded and coached a Special Olympic Alpine Ski team (the old team has merged with a friends team). I am a few years removed from the days of strapping skis on athletes. But I am never far from them in my heart. Every year when the old team rolls into town I join them on the Slopes of Mission Ridge to see how they progressed.
It is really amazing to see what was once a group of kids turn into adults and have their own special lives. It always reminds me how we should cherish the life we have and enjoy each day, because they do! They fill the room with energy and smiles. If you ever get a chance to go watch the athletes in action during the Washington state Olympic Games you will come away knowing what I have known for a long time. The Saturday night dance is a must!
