What happened in the Brookfield Real Estate Market in 2009?

The March closings were a little down compared to 2008 results. In March 2009 there were 4 less sales compared to 2008. However, year to date, the number of sales closed are 3 above 2008 results at this time last year. The listings increased in March 2009 compared to 2008, there were 86 new listings compared to 66 added in 2008. In fact every month this year there have been more listing added in Brookfield when compared to last year. There has been a total of 36 more new listing added this year compared to 2008.

This adding listing inventory which is not something needed.

There are currently 21 accepted offers as of 4/4/09 with an average list price of $300,000.

Reviewing the results of the 26 sales that closed in March, the average sales price of $274,738 and were on the market 101 days.

Elm Grove Wisconsin, A wonderful area in Waukesha County

Not too far from the City of Brookfield sits a charming area known as the Village of Elm Grove. It's proximately to Milwaukee, Wauwatosa, and Waukesha County lends to being recognized as a beautiful pocket of Waukesha County, and it's charm.

My secretaries used to tell me that if I did not go through Elm Grove and stop at the Chocolate Swan that I should keep on going. I often think that it was kind of going to extremes that they were willing to take a stand against chocolate verses me. The chocolate always won out, whether it was dark chocolate, milk chocolate, banana Napoleon, and dipped strawberries. I loved those ladies when they would get their "Care Packages" from me and go off into my kitchen to eat their new found splendor. "Tom, we put everything on your desk, go cold call, or something." Man, did I feel special.

This was just one of the magnificent place you could find in Elm Grove. There used to be this wonderful restaurant that was old as dirt called "The Halfway house" Really charming, and outstanding food.

The little restaurants, pubs, plant nurseries, and more. It is what made Elm Grove, not to say some very nice Real Estate.

Elm Grove is a very unique community in Waukesha County. Home to about 6,200 residents and numerous businesses. Elm Grove provides a small town environment, with proximity to all "big city" opportunities. Residents and businesses share a community spirit that makes Elm Grove and outstanding place to live and work. Volunteerism and cooperation between government, business and residents continue to allow Elm Grove to grow in the right direction and remain strong.

This is evident when you walk in shops, restaurants, and down the street, and people know your name, and wave. People remember you kids names, your favorite types of flowers, and care about you.

    Staging Your Home For Sale - Is It Worth The Investment?

    It's know secret that a home that shows well and is neat, clean, and allows a buyer to perceive things they normally may not have been able to, could sell for more, and possibly faster. For the past three months the average selling price of a staged home was 19% above the listing price while the unstaged home was only 15%. The 4% difference more than paid the staging cost.

    Here are the ten secrets fo selling from Marelen Wharmby, a successful home stager:


    • Freshen up the home by painting walls a light, neutral color, such as antique white. Lighter colors appeal to a wider range of buyers and make each room look larger.

    • Take a close look at the floor coverings in each room. If you have hardwood floors under the carpet, you will always make money by removing it, even if the floor is not in perfect condition.

    • Allow as much light as possible to enter the room. Open up or remove all draperies, blinds, shades or other window coverings.

    • Removing the clutterof everyday life - all utilitarian items, stacks of paperworks, toiletries, kitchen utensils, electronic equipment and television sets.

    • Remove furniture from each room that does not go with the decor, such as items that stand out too much and items that are worn or of an unappealing color.

    • Place the remaining room furnishings in a way that makes best use of the character of the space. A room should be balanced so that people do not focus on one particular piece of furniture.

    • Now that you've removed the clutter from your home, adding some nice but inexpensive accessories will greatly elevate the perceived value of the home.

    • Clean, clean, clean. Every crevasse within the home should be spotless and gleaming. Even your normal weekly cleaning can not come close to the quality of clean you need.

    • You can'tover spend on fresh plants and orchids, elaborate floral arrangements and landscape plants. All these provide a strong addition to the ambience you want to create.

    • Go on vacation! The houses that sell for much higher prices are homes that do not have the slightly disheveled look which comes with showering in the morning and cooking dinner in the evening. Being gone also will lower your level of stress and make the house easier to sell. Think of it this way: Your vacation will actually make you money.
