Since there are so many restaurants out there that are

Here is the market snapshot for Germantown Wisconsin Real Estate for the month ending February 2008.
Number of Active Listings: 77
Number of New Listings: 20
Under Contract: 4
Closed Sales: 9 (down from 22 a year ago)
Average Sales Price: $268,833 (up from $260,222 in 2007)
Average Days on Market: 112 (up from 101 in 2007)
What does this mean?? Germantown has an over supply of inventory. Around 18 months of inventory to be exact (9 closed sales and 4 pending, with 77 current listings)
This varies from price range to price range, and differs in various neighborhoods throughout the Village, of course, but the overall picture would indicate that prices in Germantown may decline slightly over the next several months, until this inventory starts to sell. If you are planning on selling your home, pricing it correctly with a thorough market analysis is an absolute MUST.
