As I write, there are 48 homes for sale listed on the MLS in Lake Sundance Calgary. Back at the beginning of 2010, there were only 14 active MLS listings for this highly desireable lake community.

In fact there are so many homes to choose from, that home buyers are taking their time in selecting just the right one. They way I see it, you can get a lot of house for the money right now. I've watched as sellers and their Realtors have competed for buyers by dropping their prices since they first went on in the Spring. As the last snows melted (or so we thought) homes sprung up on the Calgary real estate market like crocuses and tulips.

Optimism abounded, as we all sighed in relief at the thought that the recession is finally coming to an end. With optimism though, comes the chance to become oportunistic. So many home owners put their homes on at prices that were considerably higher than they woud have just one year ago. You'd think, if the recession is over, you should be able to get a little more for your house right?

Unfortunately, that's only the case if buyers are willing to pay a little more. So it's really important to price your home at what the market will bear, when the market will bear it... that is right at the beginning of your listing.

Of the 48 houses for sale in Sundance right now, 36 of them have had their prices reduced, and/or have had their listings expire or were terminated and re-listed. Many of them have had several price reductions since they were first listed. In fact, 29% of those homes are vacant.

Consequently, I've seen some great homes, with considerable square footage for really Great Deals:

• 2200 square foot + 2 storey houses for under $475,000
• 2000 square foot + 2 storey homes for under $450,000
• 1800 square foot 2 storey houses for under $400,000

Now Lake Sundance is a well established community, with homes built in the 1980's and 1990's. I've noticed some people turn away from homes because they may require some updating... but think of the potential value you can create for yourself by modernizing a home in a great community that has unbelievable amenities, transit, and 6 schools, both public and private from Kindergarten all the way through to Grade 12.

Spring has finally arrived in Sundance, a well established lake community in Calgary Alberta. And with each new flower that emerges from the well cultivated flower beds, so does another house for sale sign.

Back at the turn of the decade, just over 3 1/2 months ago, I posted a real estate market report for Sundance in Calgary showing the number of sales for the year and active listings. At the beginning of 2010, there were 14 active MLS listings in the community of Sundance. Which is not surprising. In this kind of neighbourhood, the turn over is fairly slow compared to other neighbourhoods in Calgary. When people move here, they tend to stay.

Since the Sunshine illuminated the Spring real estate market though... new property listings have more than doubled. As I write there are 34 homes for sale in Sundance. And the sales activity has been ramping up as well. We're 3 weeks into April, and already there have been 11 homes sold in Lake Sundance.

Something else very interesting happend yesterday though, that prompted me to write this market update mid-month... Yesterday 7 home sellers in the neighbourhood chose to reduce their list prices. And today 2 more did the same. So even though the market is heating up, there is still some competition for sellers to reach buyers. In fact, right now, 11 out of the 34 houses listed for sale on the MLS in Sundance, have reduced their prices.

If you're thinking of putting your home on the market, it's extremely important to understand what homes are really selling for. Just because your neighbour lists his/her home for a certain price, doesn't mean they're going to get what they're asking.

Well it's beginning of March, and the spring real estate market in Calgary is already kicking into high gear. This is the perfect time to take a peek at what's been happening in Lake Sundance home sales.

Last month, according to statistics of MLS listings courtesy of the Calgary Real Estate Board, 10 homes sold in Sundance. All of the homes that sold in February were single family homes, and of those, 9 were detached houses, and one is an attached home. The average sale price in the Calgary community of Sundance for February was $586,640. The median for homes sold in February was $407,500. We always tend to look at home prices in terms of averages, but the important thing to remember here, is with a sample of only 10 homes that sold in one month, just one or two sales can skew the numbers quite drastically. The sale in this case that has had a huge effect on the average price of a home in Sundance for Februrary, was the highest priced home that sold for just over 2 million dollars.

There are a wide variety of home styles, prices and sizes in Lake Sundance. I've just finished a tour of the most recent homes to come on the market in this neighbourhood, and there are definitely a few good ones out there.
