Lago Lindo finished 2011 much like the rest of Edmonton. The average sale price per square foot in Lago Lindo slipped lower off the 3rd quarter numbers, but Lago Lindo did manage to stay above the Edmonton average sale price per square foot in the 4th quarter of 2011. The Lago Lindo Edmonton real estate average sale price per square foot has followed the Edmonton average selling price per square foot quite closely over the last few years. Lago Lindo has continued this pattern into 2011, the first 2 quarters Lago Lindo has been virtually indentical to the Edmonton average for single family detached homes (on a per square foot basis). This past quarter has seen a jump in Lago Lindo average sold price per square foot, while Edmonton has seen a softening. The highest sale price for a single family detached home in Lago Lindo this quarter of 2011 was $367,000. The average days on market in Lago Lindo this quarter of 2011 was 42 days, this compares favorably to the Edmonton average time to sell which was 48 days.

Lago Lindo has slipped under the Edmonton average selling price per square foot in 2011. Lago Lindo tends to follow the Edmonton average sold price per square foot fairly closely, so I expect Lago Lindo to recover in the next quarter of 2011.

The real estate market in Lago Lindo has bounced above and below the Edmonton average on a selling price per square foot basis. The Lago Lindo average has actually stayed higher in the last 2 quarters of 2010, while the Edmonton markets' sold price per square foot has fallen. Lago Lindo does have a high number of split level homes and depending on the layout, 3 levels instead of 2 levels sometimes are included in the square footage. This can be a factor on a price per square foot basis.
