To all those that are regular forward mortgage brokers/loan officers - do you ever get "that feeling"of helping a person save their home from foreclosure? Very few, if any mortgage brokers/loan officers put an immediate stop to a foreclosure, and halt it in its' tracks - oh yes, sometimes you can get a person a new loan, usually with very high rates (because of their bad credit) and temporarily stop a foreclosure. But unless the person/couple really turn things around, with the higher rates and payments, more than likely, they will be right back in the same boat in a few months, or if lucky, maybe they can last a year or two. But it will be few that really turn it around. I am talking about a virtual stop, probably for the rest of the borrowers life, stopping a foreclosure permanently and legally - with a reverse mortgage. I just helped a woman yesterday afternoon sign her application paperwork for a reverse mortgage. As long as the appraisal comes in at a half-way decent figure, she will be able to stop the foreclosure, and we even talked about her sometimes struggling so much financially, that she didn't have food in her home. Could you imagine approaching 70 years old and being in this situation? It happens more than you realize. Some not eating right, not going to the doctors like they should, not taking medications once they have visited the doctors office, and so forth! All because they don't have enough money, and must utilize a chunk of their income to keep a roof over their head! Their embarrassment or hurt pride often prevents them from seeking help. I'm so glad this woman stuck her hand out!

There is NOTHING to compare to the feeling of stopping a foreclosure with the reverse mortgage, and the relief on the face of the borrowers!!! If she gets the appraised value, she will have relief by the end of this month!! WOW! She said, after being served earlier this month, that she has been crying and worried sick about what to do, and finally decided to look more into the reverse mortgage. I am so excited, and thrilled to be a part of helping this woman live a better life, however much more time she remains with us!

A little south of the main Port Charlotte Town Center Mall, with all the brand name restaurants, there is an excellent Mexican Food Restaurant called LaEsperanza. It was started in Fort Myers, then expanded into Punta Gorda. Then they expanded into Port Charlotte. After Hurricane Charlie severely damaged the Punta Gorda restaurant, they enlarged the Port Charlotte restaurant, and closed the Punta Gorda one. It is located in the Charlotte Square shopping plaza at the corner of Forrest Nelson Blvd and US 41. 2150 Tamiami Trail, Port Charlotte. Do a Google search of the restaurant, you will find many reviews mirror my liking of the restaurant. I have been visiting either the Punta Gorda or Port Charlotte Restaurants for twelve to fourteen years (I can't remember exactly how long!) for Mexican food, as they are by far the best. I've tried others in Punta Gorda, Venice, Fort Myers, and many other locations. But I ALWAYS keep coming back to this restaurant for the best tasting Mexican food in the Southwest Florida area! If you want a fancy restaurant, it might not be the best place to go, usually service is good, although it is not always their strong point, but I've probably had troubles with only about two or three meals in the twelve to fourteen years. I've had more issues with the major chains, than I have this restaurant. In the winter season, especially on the weekend, you will have to wait as long as an hour, even with their expanded restaurant, as they are that popular! Check it out, you will not be disappointed!

NOW THAT I HAVE YOUR ATTENTION!!

To all Floridians, they are familiar with the sudden summer downpour with showers. It is unlike anywhere else that I am aware. It is a VERY common sight, and with me driving 4-6,000 miles a month, many on the local interstate, it is a common occurrence to see everyone driving down the road with their emergency flashers on. Sorry to rant, and to those outside Florida, it might be hard to comprehend, but to put it in perspective, it would probably compare to a driving snowstorm where you can hardly see in front of your car. First, what is the emergency? Do you not think we don't all KNOW it is raining. Your flashers were not my first clue! If you are so uncomfortable driving, and you perceive it is too hazardous to continue driving, PULL OVER!!! Secondly, while it is not as much an issue to me, it is against the law. What concerns me more though, is WHY it is against the law! That state department of highway safety has shown, doing this CAUSES more accidents than it prevents. It is VERY HARD to figure out what you are doing, breaking, turning, what? They are designed for emergencies when you are stationary. PLEASE, spread the word, for everyone safety -

It is funny, around every holiday, FedEx calls me to ask me if I am open and will I have packages to ship out. (they come to my house every day unless I do not have an outgoing package) I always have to answer yes, unless you hear from me, as I can have a shipment any day, and the holiday makes no difference. I even have a notary assignment later today in a neighboring town. Do I mind, absolutely not, I love being open all the time. Having worked at a police department for 16 years kind of made holidays like, just another day. Don't get me wrong, I often go see fireworks on July 4th, and the Thanksgiving/Christmas I have a great time with family, and usually don't have assignments on these days, but if I do, I don't mind it, it is work, and I love it! As you can see from the choices and selections, this is great food at a great price. Please contribute either your time to the various drop off points or buy the food and give it to someone that needs it. Answer - ABSOLUTELY FALSE!

No matter what age you live to, no matter if the loan ever exceeds the home value by any amount, and these days that is happening a lot with the depressed home values, you REMAIN in your home as long as you want and are able to live there! (of course you must still pay your property taxes and homeowners insurance, but that is it!) Once you leave the home, no matter the means or method, the loan becomes due, and either you or your heirs can take out their own financing to pay for the mortgage and keep the house. Or the home can be placed for sale. But that is your (or your heirs) CHOICE,as you cannot be forced out of the home because of a high loan balance. If the balance exceeds the home value, the mortgage insurance that is required on all HECM Reverse Mortgages will make up the difference between the two values if the home is sold. This is a very important safeguard that is so important, and fortunately required. It does boost the closing costs for the loan, but when you consider the benefits, it is well worth the cost.
