Do not lose focus while walking clients through difficult times

Patricia Harris of Celtic Realty in Dunedin, FL wrote about her blog about her sadness about her business flourishing when others around her are losing their homes. She and her agents are in business because of others' misfortunes - short sales and foreclosures. Patricia has a big and kind heart and she feels for her clients. We need more Realtors® like her.

We are in deed in a tougher economy now. Many people had lost their homes due to layoffs, perhaps over-bought in homes thinking that salaries will catch up to it, took on an adjustable rate mortgage thinking that they will refinance before the rate re-adjusts (but life happens and it became a low priority). Many people, not only in Florida but across the country had bought houses because interest rates were very low and there were lots of sub-prime loans out there. Frisco TX real estate where I work is no exception.

I feel sad about some sellers' situations. However, we as Realtors® should focus on applying our skills and knowledge in getting our sellers through the short sales and foreclosure process, instead of mopping with them about their situations. It is a fact that the value of their homes did not hold up. It is a fact that their homes are worth less than their loan balance. It is a fact that sellers cannot make their payments the past few months. These are all facts but instead of focusing on things we cannot change in the past, it is time to concentrate on getting out of uglier situations.

I feel that short sales and foreclosures are horrible. I never wish it upon anyone. But if it does happen, I want to say, it is not the end of the world. There is more to life than there unfortunate situations. I am usually more concerned about the family's emotions going through these troubled times. I know that as long as families stay in tact, they can weather this. I know it may sound easy to say, but it is just money. If you lose it, all you have to do it to go out and find it again. But do not let banks, short sales and foreclosures take your families away. Marriage and emotions should be top priorities. And yes, as Realtors®, as much as we apply our knowledge and we are not counselors, that will be where the focus is while walking the client through this tough and difficult time.

As another word of advice to Realtors®, short sales and foreclosures are a whole different ball game. Help the clients where you can. If you are not knowledgeable enough, refer it out to your local area short sales and foreclosure specialists. These people are facing a real problem. They do not need you to stumble your way, blind-folded hand holding them through this process. They need experts in this field. You could work with the agent hand-in-hand.

Focus on our knowledge. Focus on the people.

Why Have Your House Not Sold in Panther Creek?

You have done your due diligence. You have de-cluttered. You have brought in the curb appeal. You have done everything you could do to anticipate the sale of your home at Panther Creek Estates. It has been over 90 days with not much traffic. You wonder Why? Is the market "really" that bad?

Your incompetent agent says "Yes". Your heart sank. You are not sure how much longer you have to sit on the market until you sell it. One at the Dominian at Panther Creek while the other is the "Panther Creek Estates". Your real estate agent had been confused to. I have seen some record data where it should have been "Village of Panther Creek" - the legal name of Dominian at Panther Creek and vice versa.

Maybe, just maybe that is the reason why your house have not sold.

Panther Creek Estates Frisco TX - Semi-Annual 2008 Real Estate Report

Panther Creek Estates - located in North Frisco off Eldorado Parkway and Hillcrest. It is a master-planned community with buyers continue to seek and purchase homes in this neighborhood. It is known for its beautiful hike and bike trails, the 2 city parks and more importantly, the exemplary Sem Elementary school located in the heart of the neighborhood.

MARKET UPDATE:

36 available (One listed at $152,000 a foreclosure property; while mostly start around the $180,000 price range to $420,000. Most are hovering between $200,000 to $300,000)
9 pending contracts
54 sold homes (Lowest at $143,000 a foreclosure property to highest at $290,000. Most are around the $180,000 - $250,000). It is averaging about 90days on the market for the properties that sell even though there are some houses that have stayed on the market for over 180days.

Foreclosures have definitely affected the prices at Panther Creek Estates. More and more banks are selling their inventories at very low prices (many of them over 4,300 square feet for around $200,000).

From Preston Road, head north. Turn right (east) onto Eldorado Parkway. At Hillcrest (first stop sign), take left (north). Head north and Panther Creek Estates will be on your right.

North Dallas's Bent Trail Estates

Bent Trail is located in the north Dallas prime real estate location off Preston Road and Bentwood Trails, just south of the George Bush Tollway and Preston. Bent Trail is a fairly large community with a variety of homes for buyers of most budgets.

Bent Trail offer traditional brick homes, comtemporary modern as well as colonial architecture homes. They are placed strategically within its own "style", so the community looks pleasant and dramatic. These houses typically range from the low 2,000 square feet, even though once a while, you could find some three-bedroom houses for around 1,800 square feet.

Price range of these houses (at time of print: August 2008, they are starting in the low $200,000). Some larger houses are closer to 4,000 square feet with lots of landscaping to attract any buyers for the community. Some of these houses could go as high as in the luxury price ranges (over $800Ks and some even in the million dollar price ranges).

Bent Trail is a beautiful community surrounded by elegant homes. The curb appeal is spectacular. The community has winding roads among the houses. It is just a beautiful drive to go home to everyday. The trees are matured, the shrubs are pruned and the annuals just smile at you when you look at them. Bentwood Park - a public park provided by the City of Dallas is open for everyone. But more often than not, the residents use it. There is a very large pond, surrounded by trees, picnic tables and benches and BBQ grills for great get-togethers. There are several tennis courts and a basketball court for use also. The HOA dues are very low for a community such as this.

Since location is prime, houses in the Bent Trail community sell fairly quickly when compared to their competition nearby. School aged children attend the Plano School District. They go to Haggar Elementary, Frankford Middle School, Shepton Junior High or Plano West Senior High School. SAT and ACT scores from Plano West are the highest among the three high schools offered by PISD (Plano Independent School District).

Bent Trail is located in the Collin County but within the City of Dallas limits. That means cheaper house and auto insurance since it's located in the Collin, rather than Dallas county. Bent Trail is indeed one of the most-sought after communities for buyers who are looking to stay within the Dallas city limits but with the highly-acclaimed Plano independent school district. The best of both worlds!

Latera East Frisco's TX Small Gated Community with beautiful landscapes

The luxury community of Latera Frisco is the one of the newest gated community offered in Frisco, Texas. Latera is located off Preston Road on the Northeast corner of Preston and Eldorado Parkway in Frisco. Latera is a gated and guarded community nestled within the lush landscape and heavily-treed cozy community in Frisco, TX.

There are 2 custom builders for Latera: The Holmes Builders and Ken Fox Builder. Buyers who are looking for a truly unique custom builders will find it at Latera. Inspired by Europe, Latera showcases luxurious homes with French and Italian architecture with strong presence of details and flair. They start in the $750,000 and go up from there. Upon completion, there will be between 50-60 homes.

Because of Latera's unique landscape, some lots overlook the creek while others have beautiful views of the streets/ picturesque views of the community. Some designs come with beautiful courtyards and relaxing outdoor oasis. Frisco Most Northern Community - Crown Ridge

Crown Ridge Frisco is an award winning community offered by K.Hovnanian Homes in Frisco, Texas. Crown Ridge is located just a little north of Eldorado Parkway on Panther Creek Road. Crown , east of Preston Road. Some of the unique Crown Ridge homes feature radiant barrier decking, carbon monoxide detectors, custom crown moulding, thick 3 1/4 inch base board trim, built-in desks, butlers pantry and wet bars. Many three-car garage properties are offered for the community.


Crown Ridge is mainly developed in two phases. There should be approximately 120 homes in each phase with a total of 244 homes upon completion. Crown Ridge offers a pond with picnic tables and fountain, jogging and biking trails for the outdoor lovers and a community pool at the heart of the community.

Small, one-story floorplans start at the mid-$250,000 while more common two-story floorplans hover around the 3,500 square feet in the mid $350,000 price ranges.

Bella Casa - located just off the North Texas Tollway and Lebanon continue to be highly-sought after by many new residents. Its magnificent Mediterranean clubhouse greets you as you enter the community. The clubhouse features 24-hour personal fitness and gym center, a business center for resident use and a lounge area. The swimming pool is located on the clubhouse grounds.

Bella Casa is built by D.R. Horton. Its Phase 1 construction began in 2006. Currently, D.R. Horton is completing its last and final Phase 2.

The interiors of the Bella Casa luxury townhomes are at its finest. Where Are Some Frisco, TX Residents Moving To Next?

The city of Frisco, TX has been booming exponentially since 2000. From farm lands, it is now covered with residential and commercial real estate. Frisco real estate has been hedging up with land prices increasing every year. Naturally, typical residential lots are going to be smaller and more expensive.

Over 65 feet across (width) is considered a good-sized lot here in Frisco, TX. Some Frisco residents have felt as if neighbors are piled on top of each other. So, they are opting to move to cities with larger lot sizes. Many of them are moving to the acreages of Prosper and Celina. Prosper and Celina are located just north of Frisco. So, they are just a few more miles drive and a few more minutes of commute from Frisco.

The northern suburbs of Dallas are undergoing strong growth. Residential growth is heading northwards. Very soon, the commercial sector will follow closely. With the completion of the North Dallas Tollway up to Highway 380, and construction along the area, Frisco will continue to be a highly-sought after city to live and work. The cities such as Prosper, Celina, Little Elm (west of Frisco) and McKinney (east of Frisco) will continue to receive the good fortune this area brings.

Acreage Homes of Highland Meadows, Prosper Texas

Highland Meadows is a beautiful acreage community in growing Prosper, TX. If you are looking for land of at least one-acre, Highland Meadows is what you are looking for. The houses are fairly new (built after 2001-02) and mostly by Custom Builder Dave R. Williams.

Highland Meadows is located just south of FM 1461 off SH 289 (Preston Road). The homes have typical traditional brick and stone elevation, some with front porches and lots of trees. The homeowners take ride in their lush landscapes.

Homes are typically over 3,000 square feet with deep backyards. Most of them are in the mid-3000 square foot range. Gated community of Steeplechase Lakes of Prosper

If you are in the real estate market for a new home, you may want to include Steeplechase Lakes of Prosper on your list. Steeplechase is a gated community located in the growing town of Prosper, Texas. This community features custom homes on large homesites surrounded by the view of the lake. When completed, there will 50+ lots: a very small yet cozy community where every neighbor knows their neighbors.

The lake is located in the heart of the community. It is stocked with big-mouth striped bass. At its deepest point, it is 38-feet. There is a walking trail along the 2-acre lake. Local ducks and imported geese greet you as you stroll the lake in the evenings.

The 38-acre community is built by several custom home builders. Majority of the homes are 4,000 square-feet with a handful of 3,000 square-foot ones. At this time of publication (August 2008), the houses start in the high $300,000 range with mostly ranging between $400,000 - $600,000. Homes in this community features hand-scraped hardwood floors, granite countertops with stainless steel appliances, wrought-iron balusters, media/ gameroom. Master bedrooms are built fit for a retreat and you would feel like you are on vacation all the time. Many homes have views of the beautiful pond.

There are a good selection of pre-existing homes, new construction and also lots for you to choose from. Per the developer of this community, this community will most likely sell out by 2008 - 09. When all the lots are sold, the gate to the community will close and will only be accessible to residents and guests with access codes.

Directions to Steeplechase: From Preston Road and SH 121, go north. You will pass Main Street and Brinkmann Ranch in Frisco. Pass Hwy 380. At First Street, take east (right). Steeplechase Lake of Prosper is located off First Street (the third community on your left).

Steeplechase Lakes of Prosper is the MUST-View, Must-Buy community in the growing town of Prosper.
