Once upon a time...
back June, I was contacted by a home seller who had found Joelle & Company on the web, she was familiar with my website and had read all my blogs. She said her and her husband had already started de-cluttering, painting, re-carpeting and updating their kitchen and she now felt it was time to call a Home Stager to get their input on what else should/could be done.
We had a lovely chat on the phone and agreed to meet a couple of days later. Her and her husband guided us through the house, telling us all that had been done, and all that they still planned to do. The list was extensive to say the least and when we were done, we added even more..........however it was agreed that some were just not an option. So we prioritized the list, prepared a proposal for staging, set a completion date for the repairs and maintenance and thus began the process of becoming market ready.
It took them a little longer to be ready than they had anticipated, but that was just fine as they were under no pressure from a listing agent, they had not called anybody yet. They were clear from the outset that they wanted to be fully ready before they called a Realtor. It took the pressure off of us as well.
When it was all done, we had our professional photographer take pictures, created a virtual tour, neighborhood show and asked them interview 4-5 Realtors to make sure they chose someone they felt would do the best job for them. Ultimately they decided on Jim & Leslie Titus of Homelife Benchmark Titus Realty, an outstanding Realtor team here in White Rock/South Surrey.
As the property was completely market ready they were able to list immediately, open the doors and let the Realtors start showing. Within days they had an accepted offer, within a few more, the subjects were removed and 24 hours later the SOLD sign was up.
We de-staged the property yesterday!
Everyone benefited from a market ready home, the home seller, the home buyer, the Realtor, and of course most of all... the stagers.

Is often a matter of time more than anything else.
Staging a home need not always be a huge monetary expense. In fact, much of what we do at Joelle & Company or rather what we encourage our clients to do often has more to do with how much physical energy they are prepared to spend before listing their property.
Ideally a client calls us before they list. This way we can come in and assess the properties needs, provide them with a priority list of things they can do themselves, recommend any service providers they may need, and generally help keep them focused and on track. Once the property is ready, we can return and style they property to show its full potential.
How much time is enough time? This of course depends on a lot of factors: condition of the property, the amount of clutter and personal belongings they have, whether or not they have a storage locker or other type of storage, and their own time and commitment.

This client had spent time to remove a lot her own clutter before calling Joelle & Company. However, we still went through the home and made recommendations to remove even more in addition to this we prepared a "Top Priority to do list" that they followed through on.
In this case we returned a week later and styled her property using mostly her own things, some new purchases she had made and few of our own things to add just a little extra "wow".

As my business grows and my personal life evolves, I have found it more and more difficult to do everything that is required to be in the Home Staging business. I just can not keep up and be everything to everybody. As a result, I have had to get help from other stagers in my area.
The results have been fantastic and I have found this to be a very effective way to handle the demand and build remarkable partnerships for Joelle & Company Designs.
As a result of these partnerships, I have discovered my own love for certain aspects of this profession more than others. In the future I hope I will be able to spend more time promoting and marketing my business, the Home Staging industry in general and the benefits of Home Staging for home sellers and Realtors.
