It took some time, but finally, the Florida Realtor Association is advising their Realtors to include home staging in their approach to selling a property.

Simple fixes and staging practices can focus buyers' attention in the right places and keep them from getting sidetracked by personal items in the home. Here are some staging suggestions from Deborah Ehrlich-Layne of Tampa, Fla.-based Staging Plus, Handyman Matters, and HGTV's show, "The Stagers."

• Eliminate countertop clutter. A countertop covered with small appliances and utensils looks crowded, not spacious.
  
• Pack up the too-personal. Don't leave toiletries on the counter. Stash family photos.
  
• Be prepared for snoops. Prospective buyers pull open drawers, look in closets and peek behind the shower curtain.
  
• Make sure things work. Dripping faucets, burned-out light bulbs and squeaking hinges detract from the home's appeal.
  
• Think "white-glove clean." Mop, dust, vacuum, clean baseboards and wash windows. Make sure the house looks fresh and smells neutral.
  
• Make sure the front door is clean and the hardware polished. Power-wash walkways.
  
• Store furniture that makes rooms feel crowded.
  
• Show every room for the kind of room it is. Maybe you've turned your formal dining room into a home office. Get rid of the desk and computer, and bring back the dining table and chairs.

Open Door Staging, Inc. has been asked by a South Florida television network to participate in a fun and exciting feature segment on Feng Shui and interior redesign.

The TV segment will focus on how the art of Feng Shui can help a home owner or tenant acquire a romantic relationship.

The property and participant should meet the following criteria:

• Located in Palm Beach or North Broward County .
  
• Owner or renter should be single and looking for a romantic relationship
• Property should not be for sale (staging to sell and staging to live/redesign require to different approaches)
• Participant must agree to allow the Open Door Staging team into the property prior to (for assessment and planning) and during the redesign and filming stages.
• Participant must be present at the time of filming and may be interviewed by producer Participant should be open to or already know about Feng Shui
• Participant must be available for a planning meeting in September and filming during the first and/or second week in October 2008

We need a LIVED-IN home for an on-location video shoot appearing on the Lifetime Network show Balancing Act.

In May, The Balancing Act will run a short feature about Decorative Lettering, and will be taped in Boca Raton. We need a Boca Raton home at which they can video decorative lettering being applied in various rooms.

We have been asked to find a suitable property, and need a home that we can feature in the video shoot.

What's in it for you? Your LIVED-IN property will be staged for free.

What are we looking for?

• A property owner that wants their home staged for sale, or to live.
• Access to the home from May 7th-May 9th
• The home must meet the following criteria:
• upscale and recently built (no older than 10 years)
• interesting architectural focal points, such as a fireplace and foyer
• interior already painted in lively, attractive colors other than just plain jane off-white
• have a nursery, including walls painted in soft, attractive color(s)
• have a kids room, including wall painted in lively, attractive color(s)
• have an upscale kitchen, also painted in an attractive color
• home must *not* have arched windows and entrance-ways (lettering must be able to be applied horizontally).
• walls of the home must be smooth, so as to allow lettering adhesion
  

The video team will need a notarized property release for video and photography, and obtain written permission to install decorative lettering, understanding that possible painting touch-ups may be needed after lettering is removed and that the homeowner is responsible for that


We are looking for a win-win arrangement for everyone... The homeowner gets a home staged and video taped for free.
