Albany NY first time home buyers how does a $7,500 tax credit sound?

That's correct first time hombuyers in Albany may now be eligible for a $7,500 tax credit on their home purchase. To be eligible for this rebate you must be a first time homeowner and you must close on your home prior to July 1, 2009. You must also meet certain income requirements to be eligible. Albany NY foreclosures, Albany NY real estate investements

It seems like the last couple of weeks with the turmoil in the financial and stock markets the number of calls I have received for foreclosures has increased dramatically. While the number of foreclosures in the Albany market has increased we are not drowning in a sea of foreclosures like some areas of the country. Despite the media hype now remains a great time to buy a home. There is still a relatively high inventory and good selection of homes for sale entering the fall market. If you have good credit today's rates just dropped below 6% for a 30 year fixed rate.  If you want to check daily mortgage rates be sure to try Albany Mortgage Rates the site is updated daily with the most recent rates. For a limited time if you apply for a mortgage with Vista Home Funding and mention you heard about them from Albany NY Real Estate they will waive the mortgage application fee! 

Albany NY Housing Statistics Don't tell the whole story. The market is Hot!

I have said it before and I will say it again the Albany housing market is incredibly strong from what I have seen. The homes that are sitting are over priced or under marketed. In the past week I sold 3 of my listings each with multiple offers on them. Two sold over list price. Is this 2006 again? In addition, both of the last two contracts that I worked as a buyer's agent on had multiple offers. (both of mine were accepted). From my standpoint there are many, many, qualified ready willling and able buyers out there. That said the bulk of activity appears to be in the sub $250,000 range. Homes higher up the food ($400,000-$700,000) chain are still staying on the market slightly longer as buyers digest the higher tax bill sticker shock associated with most of them. Bottom line, if your home is in a primary market (Guilderland, Colonie, Bethlehem, Niskayuna, Etc) and in a sub $250,000 price range priced correctly you are still looking at sub 30 day marketing times. Don't believe me? Call me I guarantee it!

Niskayuna and East Greenbush Re-valuations and assessments

The towns of Niskayuna and East Greenbush have each just completed revals of their properties. It seems there are many disgruntled homeowner's in both towns upset with their new property valuations. It is important to keep in mind, just because your assessed value went up your taxes won't necessarily go up. You won't know until the final tax rate is released. If you are not happy you generally have until 5/27 to dispute your assessment. You can do this either on the overall value or on the basis that you are inequitably assessed in relation to other similar homes. Based on what we have seen it appears both towns have some serious errors in the valuation process. Hopefully they will be corrected during the review process with each homeowner. Homeowners you still have time but you need to get moving!
