I truely enjoy helping my Des Moines and Central Iowa Real Estate clients reach their ownership and investment goals.  From first-time homebuyers to growing families to empty nesters to mature adults -- for residential investors, too -- I bring a unique skill set to each real estate transaction.

I use these specialized skills to help each client achieve their goals, and if I help enough other people reach their goals, I will easily reach mine!   Real Estate is not rocket science, but my 8+ years in the business help me put my clients at ease that we'll get the job done.

Areas of Expertise

Because I'm a "mature adult", I bring a lot of expertise to the table which works in my client's favor.  I place a heavy emphasis on the importance of a real estate purchase being a sound financial decision.  While one's own home will have an emotional component, all homes will eventually need to be sold, so I encourage that consideration when working with clients on the buying side. 

I find that my Masters of Business Administration, coupled with numerous RE educational courses, enhances my ability to understand my clients goals, and to size up a real estate opportunity with a wide angle perspective.  For investors, I help establish value through CAP rates, IRR, ConC ROI, P/E ratios, and a P&L, and for owner occupants, I help to discover value through a thorough property and market analysis.  

The importance of a thorough property analysis, particularly on the buy-side of the transaction cannot be underestimated.  Ask any of the industry moguls -- to ensure profitability as you exit one must be prudent as you acquire.  That's the only side of the transaction that RE owners can control because the market controls the sell-side.  Visit http://tworiversreia.org/ for more information. 

Why is that important to home buyers?  Because you never know when you'll need to sell.  If you've buried yourself with emotion and an agent that doesn't provide a thorough buy side market analysis, hardly anyone can help you get out, at least profitably.   From single families to multi-unit complexes, I use sophisticated analytical tools, developed to help prevent failure as you make your buying decision. 

On the selling side, proper presentation and pricing are critical.  If we all saved 10% of our income, we'd have to make $10,000 to save a $1,000.  The truth is that the average savings rate in the U.S. is less than 1%, so this means that for many folks, to actually save $1,000, they need to earn $100,000!   Now we're starting to talk about real money.  With me, seller clients have an agent who will labor over the numbers, then go to work marketing your property to obtain every dollar that the property is worth.  However, at the time of an offer, we step back to consider all aspects, of which net proceeds is only one.   

Some people wonder, "Can I get this cash out on my own?"   Perhaps, yet would you represent yourself in a law suit without the aid of an attorney?   Then why would you risk your largest investment by selling your home yourself?  Personal pride?  Okay, for 14% of sellers who do succeed, I'm sure they feel it's a personal accomplishment, yet did they really make any more money?   I can share with you lots of cases where the owner's did not, and it took a lot longer to get the property sold.  

If you're thinking of going it alone, however, call me to obtain my "small obligation" MMVR.  What is the obligation?  If you do decide to employ a full- or partial-service professional, I ask for the courtesy of a shot at your business.  In exchange for my 3-6 hours of work, that seems fair, doesn't it? 

Additionally, because I taught Sunday School to a great group of folks for several years (most were about my parents age), I have found I really enjoy working with mature adults, helping them as they transition from their "family home" of 20-40 years, into their next adventure -- a townhome, condo, or retirement community.  I feel particularly lead to be of service to mature adults and that is why I sought the SRES designation.

Finally, why do I enjoy working with first-time homebuyers so much?  Because owning a home is the first step toward realizing your family's dreams.  No single aspect of our life impacts us as much as our home; where we actually choose to live, not just where life has dropped us.  When we buy a home, we get the opportunity to directly impact how we will live out our own lives.
