How's the real estate market in Portsmouth NH?
I run into plenty of people who are always interested in knowing how the real estate market is in Portsmouth NH. Many of them read in the papers and hear on the national news that the market stinks, it's lousy market, blah, blah.....
Real estate is so very local, and I always make sure to let people I talk to know that. Here in my areas in the Seacoast towns of New Hampshire and southern Maine, we've picked up dramatically in the last 4-6 weeks, with loads of appointments, lots of buyers deciding this really is a great time to buy, and sellers wanting to sell who are really tuned into today's market and are realistic in their pricing expectations.
So, how's the real estate market doing in Portsmouth New Hampshire? Well, here's the scoop since the beginning of the year:
Portsmouth New Hampshire Homes:
-- Since January 1st, we've had 112 homes come on the market for sale, with an average asking price of $444,111. We have 85 homes currently for sale in Portsmouth, and the average asking price of those homes currently for sale is $542,071.
-- In that same time period, we've had 39 homes sell. The average asking price of those homes that sold was $368,654, and the average selling price was $351,360. The average days on the market for those homes was 122 days, and on average, sellers have been receiving almost 95.5% of their last asking price.
-- We currently have 46 Portsmouth homes that are sale pending, and the average asking price of those homes was $393,359.
-- In some neighborhoods in Portsmouth, such as the Little Harbor Area, homes that come up for sale there are getting a high number of showings very quickly, and then within a few days of the homes coming on the market, there have been multiple offers and the selling prices have been at or very close to the asking price. A few have actually sold over the asking price since the beginning of the year. Clearly, there's a pent-up demand for homes in this area.
Portsmouth New Hampshire Condos:
Since January 1st, we've had 98 condos come on the market for sale, with an average asking price os $355,965. We currently have 90 condos for sale in Portsmouth, and the average asking price of those condos is $359,519.
Since the beginning of the year, we've had 54 Portsmouth condos sell. Those condos had an average asking price of $349,672, and an average selling price of $336,224. The average days on the market for those condos sold was 135 days, and sellers received an average of a little over 96% of their last asking price.
We currently have 62 Portsmouth condos that are sale pending, and most of those will be closing within the next 30 days or so. The average asking price of those condos was $340,858.
So, what do all these numbers mean?
Well, if you look at the number of condos in Portsmouth that are sale pending, and the number of homes in Portsmouth that are sale pending, each of those numbers are higher than the total number of homes sold in almost 6 months and higher than the total number of condos sold in the last 6 months.

If you ask me, that's some awesome news about the Portsmouth NH Real Estate market! And I'm thinking that the buyers I'm working with are right - this is a FABULOUS time to get into the Portsmouth real estate market if you're thinking about buying, or have been waiting for the best time to buy. There just may never be a better time than right now!

What a gorgeous area of the country I'm so fortunate to live in! I live here in Portsmouth New Hampshire, which is right on the border of New Hampshire and Maine, and we're also here along the tiny coast of New Hampshire.
It's just beautiful here, and we have so much to do and see and experience, both in coastal NH and southern Maine coastal areas. Being on the coast, we get to enjoy the soothing sights and sounds of coastal living every day, if we choose to. My favorite drives are those that hug the coastline in both New Hampshire and Maine Seacoast areas.
Kittery Maine's waterfront areas provide for lots of picture-taking opportunities of boats, all kinds of boats - lobster boats, sailboats, dinghies, row boats, etc.

New Hampshire Real Estate - Bank-Owned Properties Can Be Great Buys!
New Hampshire Bank-Owned Homes
Are you a buyer looking to buy homes in the Portsmouth NH area? Don't be afraid of bank-owned homes if you are!
Bank-owned properties do usually come with some issues that a home owned by a home-owner might not necessarily have, but if you are working with an experienced REALTOR who knows the area you're looking to buy in, you can find some great buys on bank-owned properties.
I just recently closed on a bank-owned home here in the New Hampshire Seacoast, and the new owner got himself a great buy. The property had been listed for $249,900, and then was reduced a couple more times until it got down to $199,900. And of course, all kinds of buyers wanted to see it at that point.
If you were to walk in the front door of this home, you'd have no clue this was a bank-owned home. It sits on a gorgeous lot, the home had been nicely maintained inside and out - not at all the image conjured up by most of us when it comes to bank-owned homes. At the peak of the market here in the Portsmouth new Hampshire area, this lot couldn't have been bought for that asking price, never mind a lot that beautiful with a house on it!
I put it under agreement, we made it through the home inspection just fine, and then the first buyers I was working with just got cold feet - first time buyers and they just got scared. It was such an incredible buy that I got right on the phone and began calling other potential buyers I had that this home would be great for, including some investors I had talked to about investment property. Yep, this home would have been an incredible buy for investors, too!
I quickly had another offer on this property, and we put it under agreement right away. When we closed recently, this buyer had an instant amount of equity to the tune of about $60,000, based on the appraisal that had been done by the lender. And that was an accurate appraisal, too!
So, the point of this post is if you see that a property is bank-owned, don't shy away from it if it looks like it has potential for you.
Sure, there are plenty of bank-owned properties out there that are in very sad condition, and those are the properties most of us think of when it comes to bank-owned real estate. But, and this is a big BUT, not all of them are in deplorable condition.
I've written a couple of other posts about what you might expect when looking at bank-owned properties, and this post is to let you know that they aren't all scary and to give them a little consideration instead of shying away from them just because you're told it's a New Hampshire/Maine bank-owned property.

New Hampshire's Missing Old Man of the Mountains

Each week, I usually do my "Seacoast Sunday Scenes" post, but this week, I wanted to pay tribute to New Hampshire's beloved state logo - our "Old Man of the Mountains".
Five years ago this past weekend, May 3rd, the rock formations that created the "Old Man of the Mountains" profile slid into history and fell at the basin of Cannon mountain. Sometime between midnight and about 2-3am on the morning of May 3, 2003, he slid down the slopes, and when the fog lifted that morning, he was really gone.
It may seem trivial to some who are not from New Hampshire or who came to love our "Old Man in the Mountains" on their visits to NH, but I must say this came as a total shock to those who cherished him. Many remember just where they were when the got the news that we'd lost our Old Man, just as they do when JFK was shot or Martin Luther King was shot, or when the terrible events of 9-11-2001 took place.
He's the logo on many of our symbols here in New Hampshire, some are pictured below.

Families for generations have visited the Old Man on family trips, many school children over the years were there for school field trips, and certainly millions of tourists from all over the world have seen him, especially during glorious fall foliage trips. I know I've been there many times over all the years I've lived here in New Hampshire.
My first trip to see him is the one I probably remember the most - I'd never seen rock formations, never mind one that was as revered as this one was, and one that I came to love as well. Every trip through the Notch - Franconia Notch - was marked with who could spot the Old Man first, and then we'd crane our necks trying to keep him in our view for as long as we could, until we couldn't see him anymore.

5 Mistakes to Avoid When Selling Portsmouth NH Homes and Condos
Portsmouth New Hampshire Homeowners - Do You Need to Sell Your Home or Condo?
Homeowners in the Portsmouth NH Seacoast areas are lucky to be in an area where the interest level in living in such a gorgeous area hasn't caused our market to drop as much as some real estate markets in other areas around the country.
Our sales are off a little compared to the fast-paced markets of just a few years ago, and because of that, if you have a home or condo that you need to sell fairly quickly in today's market, you need to be aggressive in several ways to bring about a sale.
Here are 5 mistakes to avoid when selling Portsmouth NH homes and condos in today's real estate market:
1) Showing Your Home Before It's Ready - we have a saying in real estate, "You never get another chance to make a really good first impression". And it's so true! Make sure the condition of your home indicates to buyers you really are ready to sell - get rid of clutter, rearrange furniture to make your rooms look roomy, clean thoroughly from top to bottom, shape up the yard, Buyers want, and need, to be able to see the house or condo as it might look with their belongings in it, not yours clouding their vision.

However, if you don't price it correctly, don't then make small prices corrections later on. Make those corrections quickly and in amounts that actually impact potential buyers. Look at homes or condos similar to yours and get your price under theirs - you don't want to sell the competition by over-pricing your home, thereby making the other choices available for buyers look better because their prices are lower than yours. The homes and condos that stimulate the most interest are those that are newest on the market and that are priced aggressively to start with.

3) Hiring the Wrong REALTOR- hire a REALTOR who's enthusiastic about your property and with whom you've developed a rapport with. Your REALTOR should be someone you trust, who knows the market and will work hard to get your Portsmouth home or condo sold. Your professional REALTOR can make a huge difference in whether other area REALTORS will even want to show your home, never mind getting it sold. Google the REALTORS you're interviewing - that will show you how, and if, they embrace today's technology for marketing and getting the job done.

4) Playing the Waiting Game - if you need to sell your home or condo, do it. I've heard plenty of homeowners say they were just going to wait and see what the Portsmouth NH real estate market will do. Well, there's no better time to sell than now, if you need to sell. Get it ready for showing, price it correctly to sell, and you'll be able to move on to whatever motivated you to sell in the first place.
5) Not Working With The First Offer You Receive - time after time, I see sellers receive an offer on their home or condo and they think if that offer comes in shortly after going on the market, that they've priced it too low. That is just not the case at all! The best buyers to try to capture are those that have been in the market, have seen other homes that didn't meet their needs and are now just waiting for a home or condo to come on the market for sale that does meet their needs. Or buyers who've made offers on other homes or condos and they didn't get that home or condo that they wanted because someone else outbid them. These are the buyers that will likely be seeing your home right after it hits the market, and these buyers are those that are most motivated because they're already seen everything else that's already on the market.
If you get an offer from one of these first few buyers to see your home, give serious consideration to it as they are motivated buyers and they're educated buyers because they've already been in the market. Don't buy into the school of thought that because you got an offer fairly quickly that there must be others around the corner. There just may not be any others for some time to come - work that offer and get your home sold so you can move on. Your first offers are usually your best - statistics show that time and time again.
